The Program HQ initiative continues to drive demand for office space in Riyadh, significantly impacting lease rates. Over the past year, prime rents have risen by 31%, representing a 73% increase since Q3 2021. With 1.83 million pilgrims hosted during the Hajj 2024 season, religious tourism has substantially contributed to the development of the hospitality sector. Notably, Madinah recorded the highest hotel occupancy across the Kingdom in Q3 2024, reaching 68.7%. In the data centre sector, Riyadh and Dammam emerge as key players with comparable supply levels. Dammam, Saudi Arabia's largest data centre market, now boasts a live IT capacity of 30.88 MW and a total supply of 392.38 MW.
