These suburbs, with median house prices above $1.3 million, are part of a broader trend affecting Melbourne’s top-tier markets. Unit prices have also been impacted, with Malvern East leading the decline (6.4%), followed by Flemington (6.1%) and Ascot Vale (5.9%). Experts say high interest rates and cautious buyer behavior are driving the downturn, with many buyers hesitant to overpay. Meanwhile, sellers of ex-investment properties are offloading before upcoming land tax changes, adding to the downward pressure. CoreLogic’s Eliza Owen highlighted Albert Park as a key example, with median house values dropping by more than $200,000. These high-end markets, often volatile, tend to lead downturns due to their sensitivity to economic conditions.
