Here’s a brief breakdown to help you assess the issue: 🔹 Condensation: When warm, moist air is trapped indoors without proper ventilation, water vapour condenses on cool surfaces, leading to mould growth. This typically affects the internal face of external walls, leaving the inner parts dry. A simple test: Drill a small hole halfway through and measure moisture content to confirm. 🔹 Rising Dampness: This issue occurs due to capillary action, where moisture moves up from the ground into the walls. You'll see higher moisture readings at the bottom of the wall, decreasing as you move up. It typically affects external walls and slabs. Osmosis may further worsen the process by drawing more water up to dilute the previously deposited salts, creating hydrostatic pressure. 🔹 Penetrating Dampness: Similar to rising dampness, this occurs when external walls and slabs are below ground level, allowing water vapour to penetrate from the outside. Moisture readings will be high from the bottom up to soil level, often with visible wet spots. DO YOU SPOT NON-COMPLIANCE? We were recently awarded a remedial project for a Class 1a new build, which had several issues during construction. Upon our inspection, we immediately noticed several non-compliant items. Before you read further, take a look at the photographs and see if you can identify the non-compliant items. Here are the main issues we identified: 1. Polyethylene Vapour Barrier: The vapour barrier under the slab on grade did not wrap up the slab edges. Refer to NCC 2022 Part 4.2 Cl.4.2.8 “Vapour Barriers” and AS 2870 Cl.5.3.3 for guidelines. 2. Concrete Quality: The concrete quality was unacceptable due to improper compaction, resulting in honeycombing. Refer to NCC 2022 Housing Provisions Cl.4.2.10 (C) “Concrete”, AS 2870-2011 Cl.5.5.3 (f) “Concrete strength and detailing requirements”, and Cl.6.4.7 “Placing, compaction, and curing of #concrete”. 3. Weep Holes Height: The height of the weep holes, and therefore the Damp Proof Course, was less than 150 mm from the ground. This is non-compliant with NCC 2022 ABCB Housing Provision Part 5.7 “Weatherproofing of Masonry”, Cl. 5.7.4 “Damp-proof courses and flashings – installation”. Hydrophilic Waterstop Installation: Key Considerations for Successful Waterproofing The effectiveness of a #waterproofing system goes beyond choosing the right products; it heavily depends on the system’s design and the accuracy of product installation. While #designers are responsible for selecting the appropriate system based on the DTS method or a Performance Solution (Refer to #NCC 2022) to meet the required performance, contractors play a crucial role in the actual installation. This includes tasks like substrate diagnosis, preparation, and weather monitoring. Here are some key points to keep in mind when installing hydrophilic #waterstops in construction joints: 1. Swelling Mechanism: Hydrophilic waterstops swell upon contact with moisture—not just water, but also humidity. Install them a few days before the pour to prevent premature swelling. 2. Substrate Conditions: These waterstops perform well on undulated substrates but not on honeycomb surfaces. Any high or low points that don’t align with the natural undulation should be remediated before installation. 3. Adhesion Requirements: Hydrophilic waterstops may be self-adhesive or require compatible primers with varying cure rates, avoid damp substrates, or add mechanical fixing. Always follow the manufacturer’s guidelines. 4. Honeycomb Concrete: Hydrophilic waterstops cannot expand into honeycombed concrete, which allows water to bypass the system. Ensure substrate preparation is done properly to avoid this issue. 5. Sharp vertical Bends: Installing waterstops over high points may lead to detachment due to adhesive failure. 6. Cover: Ensure the manufacturer’s recommended cover is maintained (usually 50 mm). 7. Pull-Out Test: After installation, preferably a few hours before the pour, perform a simple pull-out test by hand at random locations to ensure the bond is secure.
