As seen in The Australian today, we have kicked off the year by purchasing another top performing regional shopping centre in Orange for ~$37.4m. Partnering again with our retail joint venture partner, Parkstone Funds Management, we acquired the Village on Summer Street, a prominent neighbourhood centre located Orange's city centre occupying a 21,090 sqm site, representing the single largest landholding in the CBD. The centre is 99% leased, anchored by Supa IGA, Dan Murphy’s and 10 specialty shops, across 4,974 sqm of GLA, plus 268 car bays. The partnership will increase the retail offer by a further ~40% to provide further amenity for locals and demand from national retailers and build on the centres tenancy mix. Paul Ford, Executive Director of Centennial said, “the asset offers our investors strong defensive income based on its largely non-discretionary retail mix, positive growth indicators for the region and limited new supply of retail assets in the CBD”. As seen in The Courier-Mail, continuing our expansion in the niche Brisbane mid-space market, we are pleased to announce Centennial has purchased a 3.46 ha last mile infill industrial site at 50-80 Manton Street, Morningside for $18.5m. The site will be developed into a new multi-unit estate, ‘TradeCoast Connect’, delivering ~17,000 sqm across four buildings and the capacity to house up to ~12,000 sqm as a single user, with an end value of ~$78m. The sale was brokered by Cushman & Wakefield's Gary Hyland and Owen Byles. Where possible, we are attracted to developing on brownfield sites that allows us to regenerate existing land and retain and repurpose existing assets. This approach enables the reuse of materials and a reduction of waste to landfill - creating resilient assets for our customers' needs. Three recent Centennial Regen+ projects exemplify this approach. We partnered with The Footprint Company to better understand the impact of our strategies on the environment. Our projects at Tottenham, VIC, Acacia Ridge, QLD and Royal Park, SA, through adaptive reuse have reduced CO2 by 45,800 tonnes compared to a benchmark redevelopment. A carbon footprint equivalent to taking approximately 23,000 light vehicles off the roads for one year. It's just one way we are reducing our environmental impact by taking a circular approach to construction. Construction for Stage Two is fast-tracked for a further ~9,010 sqm GLA across three warehouses – with an end value of $120 million. Centennial is pleased to announce we have signed longstanding Queensland building supply group, Bretts Trade Timber and Hardware who will occupy two existing warehouses spanning ~7,200 sqm that was brokered by Cushman & Wakefield's Morgan Ruig.
