  • Understandably, 28% of property owners we surveyed said that property damage was one of their biggest fears when it comes to leasing their property. We’ve created a step-by-step guide on how to handle damage to rental property by the tenant, making sure you understand exactly what to do and what your (and your tenants’) obligations are. • **Neighbourhood spotlight: Western Sydney** A favourite of tenants for its comparably affordable prices, and its diverse dining, leisure and entertainment, this month, we zoom in on Western Sydney in our neighbourhood spotlight. On the rise, with over 2.5 million residents enjoying the perfect mix of opportunity and lifestyle, Western Sydney is one of Australia’s fastest-growing regions. It is home to major infrastructure projects like the Western Sydney Airport and Aerotropolis, which are creating thousands of jobs in industries like logistics, healthcare, and education. But it’s not all about work — Western Sydney is rich in lifestyle perks. From the natural beauty of the Blue Mountains and expansive parklands to the multicultural dining scene that reflects its vibrant community, there’s something here for everyone. For renters, it’s an attractive option with competitive prices and a growing list of amenities. For investors, it’s a region filled with untapped potential and ongoing demand. Whether you’re looking for a place to call home or your next property investment, Western Sydney offers the best of both worlds! #WesternSydney #NeighbourhoodSpotlight #PropertyManagement

  • So... there's something that happens to people as the weather starts warming up. First, we get this itch, this unshakable desire to tidy, to get rid of the old and dusty, to spring clean. But it doesn't end there. As temps rise and the opportunity for a good barbie, a shared meal on a Friday night or a relaxed get together on a Sunday pops up, so too does the need to start redecorating... or at least that's what our credit card and furniture sales records show! As tenants, making a place your own without making permanent changes, or tweaks that require landlord approval, can be difficult. But new trends and innovations over recent years have made all the difference, and now, changing the colour even of your walls isn't as big of a deal as it used to be. Here are 3 quick ways you can redecorate your rental at a low cost, with a high impact: 1. Wall decals: we aren't just talking little, sprinkled stickers here! Now you can order temporary wallpaper (no glue) or even images that cover the entire wall in one quick stick! Good advice is to look for high quality products, good materials and ask lots of questions about how the products adhere to surfaces, so you can avoid hours with a rag and eucalyptus oil when you move out. 2. Accents: most of us select fairly plain colours and designs when it comes to big ticket items, like lounges, and that means we can regularly mix it up with smaller, more affordable décor. Pick a new colour scheme, maybe a teal highlight here and there, or natural beiges with soft blush tones, and go to town with throw rugs, pillows and floor coverings! Stores like Kmart have a great selection at lower prices. 3. Go green: adding lots of beautiful, vibrant green plants can make all the difference to a space, and help it feel fresher, more open and earthy as you head into Christmas. Look for hardy plants that can tolerate spots by the window if you get full sun, and low maintenance options if you spend long hours at the office. Our homes are our sanctuaries, and decorating them is often an important way we express ourselves and our place within those walls — have fun, there's so much you can do now, without leaving a mark!

  • The year so far has been one of fluctuation and frustration for renters, who are struggling at the hands of rising costs and housing shortages, and property landlords who have been on the edge of their seats, waiting for interest rate cuts during each Reserve Bank Monetary Policy announcement. As the challenges continue, it can seem like little progress is being made. At the end of last month, however, tenants had a significant win, after years of lobbying through tenant unions and other advocates. An historic bill amendment was passed in NSW Parliament in October that essentially bans tenant evictions 'without reason'. Under the new rules, landlords must provide reasonable grounds for termination, such as a breach of the tenancy agreement, sale of the property, moving into their property or major renovations. If landlords fail to provide a valid reason, they may be penalised. If you are a :Different landlord, and you are confused about how the rules may affect you, feel free to reach out to our team for a chat.

  • Another Reserve Bank announcement, another pause on interest rates. While today’s news may not be what property owners or prospective buyers want to hear, the end of the year is now less than two months away. Looking ahead, 2025 promises potential relief, with many predicting rate cuts after March.
