Last week, we turned up the heat with our "Summer on the Sky Terrace" drinks event for our building community at 120 Collins Street in Melbourne. Our occupants had the chance to soak up the sun and mingle over delicious canapés and refreshing drinks provided by the Archie Rose Distilling Co. bar, all while enjoying the summer tunes spun by DJ Chasedown. These events are all about fostering a strong community spirit and creating opportunities for our occupants to connect - thanks to all who attended!

That’s according to Atlassian’s “Workplace Woes: Meetings Edition” and was highlighted to our team today by Jay Pottenger, workplace wellbeing, mental health and productivity expert from EQ Minds. Jay kicked off our annual “My Career Week” with an engaging session that focused on enhancing performance. He provided tools and tips to bolster key pillars of workplace wellbeing and to optimise both professional and personal performance. The key takeaways? Maintain focus on one task at a time, take regular breaks, and remember that the phrase “win the morning, win the day” starts the night before with good sleep hygiene. Thank you, Jay, for joining us. Peter Menegazzo, as a Member of the Champions of Change Coalition, kicked off the inaugural Property Council of Australia Capital Transactions and Leasing Early Career Program. Welcoming women from across the property sector, Pete thanked Carmel Hourigan and Jane Fitzgerald for their leadership in establishing the initiative to address the underrepresentation of women in capital transactions and leasing. From his own experience in capital transactions earlier in his career, Pete spoke about learning foundational skills such as negotiating deals, navigating complex transactions, stakeholder management and investment strategies. Pete’s advice to the group was: “One of the biggest advantages of working in capital transactions and leasing is that these are market-facing roles. In these roles, you get a front row seat to deal-making and market dynamics. Use this exposure to build your networks, gain insight and demonstrate your knowledge to leave a lasting impression.” Wishing the best to this first cohort, and a special mention to Investa’s Abbey de Mestre for joining the program.

Spirits soared today (reaching 43 storeys high!), as we celebrated another significant milestone for the Indi Build to Rent (BTR) platform, with the topping out of Indi Southbank in Melbourne. Indi Southbank is part of the Boyd Village precinct and is our third asset under the Indi BTR platform. Scheduled for completion in mid-2025, it will feature 434 apartments, including at least 40 affordable homes, along with public amenities designed to benefit the local community. The topping out of Indi Southbank follows several recent milestones for the Indi BTR platform. Indi Footscray in Melbourne ‘topped out’ in late 2024, while Indi Sydney, the flagship premium, purpose-built BTR residence in the heart of Sydney’s CBD, opened its doors in December 2024. Indi Sydney has demonstrated strong early leasing success, demonstrating the demand for high-quality rental options in prime locations. David Cannington, alongside panellists Angela Buckley, Kris Daff and Christian Grahame, and moderator Steph Harper, took to the stage at the Property Council Victoria’s Build to Rent (BTR) Outlook this afternoon to unpack conditions that will impact Victoria’s BTR market in 2025 and beyond. The Victorian BTR sector has seen rapid growth, with many new developments launching in late 2024. However, this supply only partially meets the high demand from renters in a competitive market. In the face of rising construction costs and economic challenges, maintaining development pace is crucial.

In Melbourne, occupants at 120 Collins Street got their (ice cream) serve with a Messina Gelato cart in their Australian Open themed lobby.

Happy Lunar New Year! We welcomed the Year of the Snake in style across our portfolio. In Sydney, occupants at 126 Phillip Street, Sixty Martin Place, 388 George, Barrack Place and 201 Kent Street were treated to a traditional lion dance to bring good fortune in the new year. At 420 George Street, 201 Kent Street and 135 King Street, occupants were gifted gold coins from Chocablock Chocolates, to wish our occupants good fortune and a prosperous year. King + Kent and 40 Mount Street enjoyed special Lunar New Year pineapple kisses from Breadtop, whilst 388 George Street enjoyed Peanut Cream Tokyo Lamingtons in their lobby. Barrack Place got creative with a Lunar New Year themed donut wall by WeDonutCare. At 259 Queen Street and Turbot Place, Brisbane, fortune cookies were gifted to occupants, wishing them good luck for the year ahead. In Melbourne, 120 Collins Street went all out with fortune cookies, a lion dance, a Lunar New Year themed lobby and a competition for occupants to win a $250 voucher to Flower Drum restaurant. 567 Collins Street partnered with our retailer Namoo to create traditional pineapple shortbread treats representing prosperity, followed by a lion dance by the Chinese Youth Society of Melbourne.

The $230 million project marks our first venture into the Studio Living sector and follows our successful Build to Rent (BTR) initiatives under the Indi platform. Peter Menegazzo shared: “We have high conviction in the Living Sector, evidenced by the ~1,400 BTR apartments (completed and under construction) and an ability to unlock further suitable Studio Living sites. “There is increasing demand for rental housing options that provide residents with quality product that is well located to employment centres and transport, and where they can become part of a community.
