Another calendar year comes to close and what a fun year it has been. We celebrated in style, having a relaxing lunch by our beautiful Yarra River, followed by a gentle boat ride. The Yarra River has been around for thousands of years, it feeds ecosystems and it adapts as it crosses Victoria, starting in the Yarra Ranges and ending in Port Phillip Bay. It might not be as big or as mighty as the Seine, the Danube or the Thames but it is a nice, dependable feature of Melbourne. It's a bit like our business, it is dependable, reliable and has stood the test of time. As we conclude our biggest calendar year to date, across all our metrics, we are excited and optimistic about 2025, 2026 and beyond. Jadig Finance would like to wish all our stakeholders a wonderful break and a healthy and prosperous year ahead.

We recently settled a $11,600,000 facility within a four stage land subdivision in Victoria. The investment, settled within our Senior Debt Fund, has a forecast IRR in excess of 12%. The loan refinanced 34 individual residual lots from stages 1 & 2 as well as a large englobo land parcel that will form stages 3 & 4 of the subdivision. In time, as the lots transact and reduce the outstanding debt, we will eventually convert our land facility into a construction loan, financing the delivery of the latter stages. The project is being managed by an experienced development group, with the sponsors possessing strong expertise, resources and consultants. It was a complex legal process, with multiple mortgagors, titles and entities involved. As always, it was expertly managed by the team at Cornwalls, led by Nick Amore. We anticipate this will be a rewarding investment for our Fund's unitholders and a useful and practical bridging loan for our valued clients as they get ready to complete the latter stages.

Throwback Thursday to our annual investor lunch. Our investors are part of our family and we take great pride in being entrusted with their capital. We as a manager are privileged to have been able to deliver stable, consistent and compelling returns to our growing and loyal investor base for well over a decade.

Throwback Thursday to a Jadig developed project on High Street, in Armadale, Victoria. These 11 apartments over a ground floor commercial tenancy have been retained by our group as a long term investment. At Jadig, we live and breathe property. Our experience in property development mean that we understand the unique challenges and opportunities that come with being a real estate developer and a borrower. This means that we are a better financier, more attentive, more flexible and ultimately, more pragmatic.

Project completion at Strathmore on the Park. Investing is fun and it drives us. Finding strong commercial opportunities and capturing returns for our investors is core to our purpose. But beyond the numbers and the spreadsheets and the interest - what is most rewarding is seeing our capital come to life and create productive and profitable outcomes for our clients. We truly care about the people we work with and the stakeholders that trust us. Walking through a high quality, finished project that will provide quality housing to aspirational home owners and deliver significant profit to the developer is what it is all about. This 18 townhouse project in Strathmore was great to be a part of. We financed the land, the delivery and now the residual stock. The client has used Jadig Finance for their senior debt funding since 2014 across multiple projects in Victoria and interstate. Repeat business is our business.
