This week our surveyors have been hard at work in #MountHotham completing a feature and level survey for a proposed extension and addition of a ski lodge. ☃️ This survey included boundary re-establishment to accurately determine the property boundaries to ensure that compliance with minimum setbacks can be achieved. One interesting thing to note is that much of the land in Australia's Alpine Ski resort areas is leasehold, as opposed to freehold title whereby an owner purchases the property outright, rather than a long-term lease agreement as is the case here. #surveylife

Lidar surveys for electrical assets & wind farms A great example of applying a combination of drone and Lidar technology to efficiently capture detailed data for electrical assets. This survey involved 8.5km of unmanned aerial lidar survey for a recently installed terminal station in Victoria. This site is an integral part of a Wind Farm project and is a junction for the 500kV line between Melbourne and Portland, Victoria. The data collected enables accurate as-built assessment of line to ground clearance and attachment heights. #windfarm #electricaldesign #power

It is amazing to see the digital transition of subdivisions and land development in Victoria over the past 5 years. Licensed Surveyors have always been charged with the responsibility of creating new title boundaries and parcels of land, which is something we are all very proud of as an industry collective. The digital data captured by surveyors is now being valued more and more by members of the community and government institutions. Here is an example of a land subdivision where the digital data is being used within ePlan by the Victorian State Government for distribution to industry partners. The plan of subdivision is prepared in a digital-only format, then rendered, edited, and a plan of subdivision produced for registration at Land Use Victoria. Working along the state border between New South Wales and Victoria has given us a unique perspective on how the states are transitioning to digital plan preparation and their contrasting styles and methods for capturing this data. Surveying... forever changing and interesting work 🙂

A few of the perks of working along the border of NSW & VIC ☀ This project involved a boundary re-establishment survey and 3D scanning of building facades. The boundary survey was a great success with many of the original survey marks found from the crown plan, which enabled certainty for this development to build structures near the title boundaries. A registered surveyor takes on a huge responsibility when fixing the location of title boundaries and ensuring their client can proceed with their development and have certainty of the property boundaries' position. ✅

Peak Surveyors were proud sponsors of the Motor Neurone Disease (MND) ice bucket challenge held at the Beechworth Football Netball Club recently. MND kills a third of people within a year and more than half within two years of diagnosis. There are over two thousand diagnosed cases of MND in Australia with 58% being under the age of 65. A huge thank you to those volunteers who braved the icy water to promote such a great cause! ⛄ ❄

Subdivisions and VicRoads This week we are sharing an interesting insight into obtaining statement of compliance for a subdivision project which required a new road construction as conditioned by VicRoads on a planning permit. The development required a new road intersection upgrade which involved many different surveying aspects, including drone footage of the as-built intersection prior to the final compliance being issued. It is common for VicRoads to request as-built information for any works required within their road reserve relating to a subdivision project, so it is important to understand their requirements and plan to capture this data ahead of time to ensure a fast conclusion to any outstanding permit conditions. We are seeing more and more that the subdivision process is expanding to include asset recording and other works-as-executed information by relevant authorities, so it pays to have all tools at your disposal to capture this information.

Development Control Plans As surveyor's, understanding your local council's development control plan is an important first step in providing sound advice to subdivision design considerations. By having knowledge of your local DCP, you will be more aware of critical information to collect when conducting preliminary surveys for subdivision design and ensure a smooth planning process when seeking development consent from council and collaborating with town planners and engineers. Spend the time to understand the minimum lot sizes, battle-axe handle widths and new road widths as a starting point. Then you can start to piece together the intricacies of Torrens title, Community title and Strata title requirements and how that relates to the Local Environment Plan. Subdivisions are an endlessly fascinating pathway for a cadastral surveyor.

Very excited to share that i have been accepted by the Surveyors Registration Board of Victoria as a Licensed Surveyor! Receiving the personal call from the Surveyor General was a surreal experience after years of hard work. Particular thanks to my (supervising) surveyors across the journey James McLellan and Ben Couch. Also, a special mention to a couple of highly influential mentors in Ryan Lansfield and Rob Steel.

Crown boundaries and graduate surveyors This week we wanted to share an insight into our graduate surveyor training program for upskilling our Victorian surveyors in the art of crown boundary re-establishment principles. Understanding the legislative requirements for defining crown boundaries is critically important, especially when dealing with large residential development sites that have abuttals to these crown boundaries. For example, if the boundaries of residential developments are not adequately re-established at the project outset, then alterations to these at a later stage can cause major problems with needing to re-work engineering design or lot layouts to deal with the external boundary changes. We are fortunate that working in a regional area we have almost weekly examples of needing to consider crown boundary re-establishments and so we have become quite passionate about passing on that knowledge and experience throughout our team!
