  • UDIA WA 2025 State Conference kicked off in Busselton last night with a fantastic welcome event at Shelter Brewing Company. Guests enjoyed the local brews and some delicious food, while listening to the gentle acoustic sounds of local singer Emjay Angeni. Today we embarked on the conference plenary sessions at the Hilton Garden Inn, with Keynote Presenter and Futurist Steve Sammartino (Session Sponsored by Construction Training Fund) opening the day with a highly entertaining and insightful presentation on the rise of AI and how it will impact the way we work, our economy and society more broadly. Steve challenged our audience with the question - if we can build cars in factories, why not homes? Steve was followed up by Chief Scientist of WA Professor Peter Klinken, who summarised WA's unique economic position and need to diversify, with a focus on the energy transition. Economic diversification was broadened out to the huge projects impacting growth in the South West Metro Area, with a presentation from Defence Housing Australia on how they are partnering with the development industry to deliver defence personnel housing, followed by a panel discussion with South West Metro Alliance's Warwick Carter and Parcel Property's Ryan Hunter GAICD talking about housing and infrastructure needs more broadly in the region. Continuing the innovation theme, Brendan Condon provided a case study on his impressive The Cape at Cape Paterson development - dubbed the most sustainable development in Australia. Brendon also discussed the importance of transitioning to new building techniques, particularly 3D printing using sustainable materials. We were also pleased to hear from EPA Chair Darren Walsh and Healthy Streets Founder Lucy Saunders FFPH, who led us into the afternoon session that included a walking tour of the City of Busselton with Warren Giddens and Tracey Whyte who gave delegates an insight into just how much Busselton has evolved over the last 10 years, and what else is in store! Stay tuned for another update tomorrow! Tanya Steinbeck Richard Pappas

  • 🎤 ELECTION UPDATE As part of the 📢 'Made in WA' plan launched by Premier Roger Cook and WA Labor today, the Labor Party have committed to setting up a  $50 million 🏘️ Housing Innovation Program of competitive grants 💲 and low interest loans to support the local housing industry to innovate and deliver more houses. This commitment is directly aligned with UDIA WA's State Election Campaign where we recommend the establishment of an innovation fund to support industry in trialling advanced construction practices, technology and digitisation to respond to skilled labour challenges. This kind of initiative is a great step forward in terms of #housingsupply, #housingchoice, #housingaffordability and #housingsustainability in Western Australia. • 😎 Thanks to the close to 300 guests who joined us on Wednesday morning to kick off UDIA WA's Industry Breakfast series for 2025! 🎤 The audience heard from CoreLogic Research Director Tim Lawless, who provided a comprehensive overview on the latest housing market trends across Australia, and then drilled down to a WA context. The timing could not have been better with the RBA making their decision to cut the official cash rate just 24 hours earlier. 🏘️ Mr Lawless outlined Perth's increasing affordability challenges and ongoing housing supply shortage. According to CoreLogic, Perth dwelling values are moving through the strongest 5 years of growth since 2008, with dwelling values surging 78% in that timeframe. Looking forward, he advises that population growth is easing (but remains strong) and labour markets are likely to remain tight until at least 2027. While we are seeing early signs of housing supply pressures easing, we still have a significant challenge ahead in reaching our housing targets. Mr Lawless advises that ongoing government support to facilitate housing supply is critically needed. Mr Lawless fantastic presentation was followed by a panel session featuring valued industry experts Emma Hains (ABN Group); Ben Rosser (CEDAR WOODS PROPERTIES LIMITED) and Philip Anderson (Westbridge Funds Management). One of the key messages from the panel, was the need to support more medium density projects in a range of areas to suit changing buyers needs and budgets. Greater consideration for the use of alternative building materials to keep costs down for buyers was also a hot topic for discussion. A huge thank you to Event Sponsor Mirvac, represented at the event by Priya Correia and our Technology Partner nbn® Australia represented at the event by Richard Milloy. • An interest rate reprieve has been supplemented by a WA Labor commitment for Stamp Duty relief for first home buyers and those buying into multi residential projects, a move welcomed by the property industry today. “While mortgage holders will no doubt be happy with the decision today by the Reserve Bank to cut the official cash rate, those still looking to get their foot on the property ladder may find it a little easier after today’s state election commitment announcement regarding Stamp Duty,” UDIA WA CEO Tanya Steinbeck said.  “These changes will save first home buyers and those purchasing into multi residential projects (off the plan or under construction) tens of thousands of dollars, depending on the type of property they choose to purchase,” Ms Steinbeck said. • The property industry supports the latest pre-election commitment by the Labor Government in relation to boosting housing supply – the proposed $75 million Build to Rent Kickstart Fund and increased Build to Rent land tax concession announced today. UDIA WA believes these initiatives will help support the delivery of more apartment projects to the market, specifically those aimed at easing the rental crisis. The new Fund will provide up to 30 per cent low-cost finance for Build to Rent projects – or up to $250,000 per apartment – in exchange for 30% of these homes being reserved for affordable private rentals. On top of the Fund, the Build to Rent land tax concession for buildings with more than 40 apartments will be increased from 50% to 75% for projects that will commence within three years. UDIA WA CEO Tanya Steinbeck said this was another great initiative aimed at making apartment projects, in this case specifically Build to Rent, more financially viable. “Making apartment projects stack up financially, outside of premium locations, has been a significant issue in WA, and that has meant we are not seeing enough affordable apartment supply reach the market,” Ms Steinbeck said.
