We are a leading Australian and New Zealand investment manager and non-bank lender // think different

About us

We are a leading Australian and New Zealand investment manager and non-bank lender. Woodbridge was born out of a desire to be different, in an industry that is notoriously opaque. We created the business to bring something new to investors in private credit – transparency. And this is what makes us different // transparency The team has a track record spanning over 30-years across property finance, real estate investment, development and construction and has deployed and managed over $5 billion of loans over the past 10 years with zero loan impairments. We are transparent with our investment strategy, our fund structures, our loan portfolios and our fees. Our investment strategy is clearly defined in our PDS/IM and includes clear exposure limits. Our funds invest in a single loan type (i.e. non-blended) so investor risk is clear. Our fee structure is simple and unambiguous with a single management fee and no performance fee. Our funds have external trustees to ensure we do what we say and are always acting in the best interests of investors. We are forward looking and build diversified portfolios across multiple asset classes that will perform during adverse macroeconomic shocks throughout the credit cycle, with a strong focus on preservation of investor capital and the management of downside risks. During adverse macroeconomic shocks in the past, team members have experience in investing with conviction and taking advantage of market dislocation where covenants and loan pricing are at an attractive level providing risk adjusted returns due to less competition whilst maintaining a prudent approach at all times.

  • ASIC's latest discussion paper on ‘Australia’s Evolving Capital Markets’ is a major step forward in bringing much-needed transparency and oversight to the private credit industry in Australia. With private capital markets growing rapidly and superannuation funds shifting more investments into private assets, it's critical that regulators, investment managers, wealth advisors, investors, and industry leaders work together to ensure confidence, integrity, and accessibility in the financial system. Key takeaways: 🔘 Private credit and private equity are expanding significantly in Australia. 🔘 ASIC is focusing on transparency, valuation challenges, and investor protections. 🔘 There’s a call for better data and oversight to manage risks and support informed decision-making. 🔘 A well-balanced regulatory approach can maintain market attractiveness while ensuring fair participation. This is a timely and necessary step to ensure Australia’s capital markets remain competitive, well-functioning, and transparent. Woodbridge Capital was born out of a desire to be different, in an industry that is notoriously opaque. We have an unwavering commitment to bring something new to investors in private credit – transparency. ⚫ woodbridge // think different Click here to read our summary of ASIC's discussion paper - https://lnkd.in/g3gM3xyt #woodbridgecapital #woodbridge #thinkdifferent #transparencymatters #esgmatters #privatecredit #privatedebt

  • Woodbridge Capital is a proud investor in the New Zealand property market through our funding support of developers and commercial real estate investors. With the Reserve Bank of New Zealand (RBNZ) cutting the official cash rate by a further 0.50% this month, to 3.75%, we believe there are strong green shoots within the property market. The RBNZ has forecasted growth of 19% in property prices over the next 3 years as strong demand continues and borrowing costs ease. There are also strong expectations of general economic recovery across the nation over the next 12 months, further fueling property market sentiment. Woodbridge is committed to providing bespoke funding solutions for our New Zealand partners for the long term. We are fast, we are transparent, and we are experienced asset lending specialists. If you are a developer, commercial property investor or broker in New Zealand, we’d love to hear from you and see how we can assist you close out your next property transaction. • At Woodbridge Capital, all loans in the portfolio have a valuation prepared by an independent, qualified and registered valuer. And effective from this month, all of our valuations will now include ESG considerations in line with the new International Valuation Standards (IVS). Key points about the IVS ESG 2025 changes: 🔘 Valuers must consider ESG factors in the valuation of each asset. 🔘 Valuers must integrate ESG factors into existing valuation approaches, including market comparisons, where relevant. #woodbridgecapital #woodbridge #thinkdifferent #transparencymatters #esgmatters #privatecredit #privatedebt

  • 📉 The RBA Cash Rate is Falling – But Our Fund’s Returns Stay Strong 💪 With yesterday's drop in the RBA cash rate to 4.10%, many investors might be wondering about the impact on returns. The good news? Our fund returns remains resilient. 🔘 Over 90% of our loans have an interest rate floor - meaning that even as rates fall, our returns remain stable and unaffected. 🔘 This built-in protection ensures predictability and consistency for our investors. In an environment of shifting rates, having a well-structured loan portfolio in a private credit fund is key. Which is why at Woodbridge Capital we remain committed to delivering strong, reliable returns - regardless of market movements. 🔘 not all private credit funds are the same ⚫ woodbridge // think different #woodbridgecapital #woodbridge #thinkdifferent #transparencymatters #esgmatters #privatecredit #privatedebt

  • Looking for a lender for your next project? Choosing your financing partner for your next project should be based on several key components. The interest rate, whilst important, should not be your top priority as going with the wrong lender, could cost you much more int the long run. 🔘 Flexible Capital – Can the lender meet your unique situation and do they think outside the box and provide solutions? 🔘 Capital Availability – Does the lender have the cash required to settle your transaction on time? Is your construction loan fully funded from day 1? 🔘 Transparent Legal Documents – Are there any hidden fees, conditions or warranties that were never discussed and agreed to in your legal documents? 🔘 Simple and Fast Process – How quickly can you get a Term Sheet that is credit endorsed to provide certainty in your decision making. Are they easy to deal with and responsive? 🔘 Trust – Do you trust your lender that when things don’t go to plan, they will work with you? 🔘 Advice and Guidance - A number of lenders have extremely experienced property people within their firm. Can you access and leverage this experience? 🔘 Rates – Are interest rates, line fees, establishment fees fair and within market. Are all costs disclosed before entering into a loan agreement? Woodbridge prides itself on being a lender that is focused on Transparency, Speed and Experience. We use all these attributes to be your valued capital partner. These are just some of the key points to consider when choosing a lender that is right for you. We’d love to hear of anymore that you have to add! 🔘 not all lenders are the same ⚫ woodbridge // think different #woodbridgecapital #woodbridge #thinkdifferent #transparencymatters #esgmatters #privatecredit #privatedebt #commercialrealestate

  • In private credit, valuation is everything. Which is why 100% of our loans in the portfolio have a valuation prepared by an EXTERNAL independent, qualified and registered valuer. The key here is having an EXTERNAL valuation, rather than INTERNAL valuations prepared by the investment manager. External Valuations provide several benefits to investors in private credit - ✅ Independence and Objectivity – external valuations reduce potential conflicts of interest, ensuring that asset values reflect fair market conditions rather than internal biases. ✅ Investor Confidence – investors increasingly expect third-party assessments to validate fund performance and maintain transparency. ✅ Regulatory and Compliance Alignment – as scrutiny on private credit continues to grow, independent valuations help funds meet evolving regulatory requirements and best practices. ✅ Market Benchmarking – external experts bring a broader view of market trends, providing a more accurate assessment of credit risk, liquidity, and asset pricing. ⚫ woodbridge // think different #woodbridgecapital #woodbridge #thinkdifferent #transparencymatters #esgmatters #privatecredit #privatedebt #commercialrealestate
