Join us in a discussion for our fourth post in our continued review of the SEQRP 2023 and what this means for our growing Gold Coast City. In this edition, we review where the most affordable type of housing (slab on ground housing) can be delivered for the Gold Coast. Ironically, the nearest area in which low density urban expansion is likely to occur is not within the Gold Coast area, but within the neighbouring Scenic Rim Regional Council Area. QLD Project News We are pleased to have assisted our valued client Homecorp Property Group with obtaining approval for the upscaled four-tower project within the centre of Varsity Lakes. With the first two towers already completed, the revised scheme sees an overall increase in units from 446 to 547 units, with a total of 626 carparking spaces to service the development. In response to community feedback received and in collaboration with Council on the project, a further 24 public carparking spaces were provided for the community. With construction set to commence early in the new year, the upscaled project directly responds to this State housing target and provides for additional housing stock in the Varsity Lakes Regional Economic Cluster with the South East Queensland Regional Plan projecting an annual dwelling supply target of 4,010 new high-rise units (of 9 storeys of more) per annum on the Gold Coast. Special thanks to the consultant team and their efforts on this approval. NSW Project News Congratulations to our client ‘Gardn’ Church which has seen its vision to create a permanent base for its growing community achieve a major milestone, with the Northern Regional Planning Panel (supported by Tweed Shire Council) approving the development of 90 Phillip Street, Chinderah for a Place of Public Worship, offering a Staged 350-710 seat purpose built facility and range of ancillary uses including restaurant or café, kids and youth spaces, community rooms in a unique and expansive natural coastal wetland and landscape setting. A regionally significant development, the development was considered to provide an appropriate design response that balances the range of environmental sensitivities and constraints of the site (including coastal wetlands, biodiversity values, koala feed trees, bushfire and flooding considerations). The Church will also make a major contribution to the Chinderah community, through a range of socially beneficial outreach programs and the availability of facilities for community use. Zone Planning is proud to have been involved in such a groundbreaking project and investment for the Northern Rivers region. Special thanks to the entire consultant team who went above and beyond to see this exciting development approved. We all look forward to seeing this vision further become a reality. Zone Planning News Our Zone delegates, Shaunte Farrington and Andre Sultan recently had the pleasure of attending the Planning Institute of Australia Queensland State Conference on K’gari, within the Fraser Coast Regional Council. Over the course of 3 days, over 200 delegates were in attendance to discuss, engage and network with leaders and colleagues of the Planning industry. With Anthony ‘Lehmo’ Lehmann as the MC for the conference, there were plenty of references and ideas put forward for the next season of the ‘Utopia’ TV Series. The conference was a resounding success and facilitated productive discussions around key issues facing the industry. We are looking forward to attending the 2025 Queensland State Conference in Toowoomba, next year.
