The Position

As Senior Property Manager at Beach House, St Kilda by GQ Residences, you will oversee the daily operations and management of our flagship Build to Rent development. This luxury asset, with state-of-the-art amenities, sets a new standard in Build to Rent living, offering a community-focused service model residents love to call home.

In this key role, you’ll lead the onsite Property Management and Concierge teams, working closely with the Operations Manager, BTR Victoria, to deliver an exceptional resident experience while optimising the asset’s operational and commercial performance.

You will manage Beach House’s leasing operations, tenant satisfaction, and ancillary services (e.g., dog walking, housekeeping, events) while fostering a vibrant resident community, maintaining high occupancy rates, and driving sustainable revenue growth.

This role is an initial 12 month contract, with the opportunity to extend.

Key Responsibilities

As Senior Property Manager for Beach House, your responsibilities include:

• Developing and executing strategies to meet KPIs, including occupancy, income, and tenant satisfaction.
• Acting as a trusted advisor to the landlord, providing performance updates and growth recommendations.
• Leading and mentoring onsite teams to deliver exceptional resident experiences aligned with GQ Residences’ values.
• Overseeing leasing operations, rent reviews, renewals, and arrears management.
• Driving community engagement through bespoke events and lifestyle services, fostering tenant retention.
• Collaborating on marketing campaigns to attract and retain quality tenants.
• Identifying opportunities to boost ancillary revenue through value-added resident services.
• Ensuring compliance with legal and regulatory obligations, including VCAT preparation.

The Successful Candidate

To be successful in this role, the ideal candidate will possess the following attributes and experience:

• A current, valid Agents Representative in non-negotiable. Estate Agent Licence is favourable
• A minimum of 3 years' experience working as a Senior Property Manager or equivalent position
• An experienced leader, able to engage and develop a team
• Demonstrate leasing and strong influencing and negotiation capability
• Highly organised, with strong attention to detail and exceptional communication skills
• A collaborative team player who can also work autonomously, taking ownership and accountability
• A vibrant, customer-first personality, dedicated to providing world class customer service
• An optimistic and positive attitude, able to adapt to challenges with enthusiasm
