  • Transforming the past into a sustainable future Greyfields and brownfields represent untapped potential in logistics real estate. Over 75% of our land bank consists of greyfields and brownfields—sites with a history, ready to be transformed into sustainable logistics hubs. Greyfields are underutilized sites with outdated infrastructure, while brownfields require soil remediation to address historical contamination. By focusing on these locations, we avoid urban sprawl, preserve green spaces, and give new life to industrial heritage. One such transformation is the Delhaize e-commerce center in Vorst, Belgium. This state-of-the-art facility marks the final chapter of a 15-year redevelopment program at the historic Unilever site. The project tackled significant challenges, including: 🔹 Removing 9,500 tons of contaminated soil and 6,000 tons of rubble. 🔹 Repurposing 17,500 tons of crushed concrete and recycling 1,000 tons of metal. 🔹 Sending just 250 tons of waste to landfill—a milestone in circular construction. The result? A cutting-edge logistics hub that supports Delhaize in delivering faster, more sustainably, and with a reduced environmental impact. Strategically located in Brussels, the center enables Delhaize customers to enjoy fresher products while contributing to the local economy. This facility reflects Montea’s commitment to sustainable development, with features including: ♻️ Gas-free cooling and heating systems. ♻️ Smart water management solutions. ♻️ A blend of green roofs and solar panels to enhance energy efficiency. ♻️ Rooftop parking to optimize space usage.   • Vastgoedmarkt has highlighted our new distribution center for Intergamma in the Netherlands in its series “The Biggest Projects of 2025.”  This project reflects our focus on sustainable redevelopment and collaboration. Located at the former AGC glass factory site in Tiel, this brownfield development demonstrates how industrial land can be transformed into a modern logistics hub. The project is the result of close collaboration with Remmers Bouwgroep, ensuring that sustainability and functionality go hand in hand. As Hylcke O., Country Director for Montea Netherlands, said: "This distribution center embodies our commitment to creating innovative logistics solutions that not only meet our clients’ needs but also add value to the surrounding community." The center is set for completion in early 2025 and will play a key role in supporting Intergamma’s operations.   • Logistics is evolving to keep up with the growing demands of e-commerce. Montea is addressing these challenges with urban hubs designed to streamline operations and connect businesses to their customers more efficiently. A standout example is the Amazon delivery station at BLUE GATE ANTWERP business park, Belgium’s first Amazon facility. Strategically located near the city center, this state-of-the-art development is part of Montea’s long-term partnership to create innovative logistics solutions at Blue Gate Antwerp, the country’s first eco-effective, multimodal industrial site. In 2021, Montea already developed a similar project for Amazon near Amsterdam. This project reflects Montea’s commitment to urban logistics innovation. The 8,438 m² facility includes: 🔹 5,764 m² of warehouse space, 2,157 m² of office space, and a 517 m² mezzanine. 🔹 A five-story parking facility covering 40,000 m², maximizing land use. 🔹 Integrated Building Management Systems (BMS) for optimal energy efficiency in HVAC operations. 🔹 Solar panels, LED lighting, and water recycling systems.   • Montea invests in two new prime locations in Diemen and Oss in the Netherlands ⤵️ With an investment of €29.7 million, Montea takes another strategic step towards its 2027 growth plan, aiming to expand and future-proof its portfolio in the Netherlands, Belgium, France, and Germany by 50%, reaching a total value of €3.5 billion. 📍  Diemen: A prime location near four major highways In Diemen, Montea has acquired a highly coveted plot comprising c. 28,000 m² purchased from Cocon Vastgoed Management B.V.. It includes a long-term lease with Cooper Consumer Health, a leading self-care health company. “It's an outstanding location with excellent accessibility. There are no large industrial estates in the pipeline for the Greater Amsterdam region. It is virtually impossible to find a property of this caliber for sale here,” says @ Cedric Montanus, Country Director of Montea Netherlands. “The cities of the future will be supplied from the outskirts, so in the long term, this is a great location for urban distribution. An advantage of investing in an existing building is that it already has substantial power infrastructure, which is vital given the current grid congestion issues. The site is currently let on a long-term lease, and should the tenant ever choose to leave, the site holds tremendous potential for redevelopment.” Montea was advised by Hemwood, while Cocon Vastgoed Management B.V. was represented by Uijthoven Vastgoedadvies. 📍   Oss: Sustainable development In Oss, Montea will develop a 16,000 m² distribution center for Vos Logistics, adding to the company's two existing properties in the same area. The new warehouse will feature BREEAM 'Excellent' certification and advanced sustainable features, including provisions for solar panels and electric truck charging. Completion is scheduled for the end of 2025, with Vos Logistics entering a 10-year lease agreement. “There is a great deal of demand in Brabant for modern logistics distribution centers with the highest sustainability criteria, but supply is limited.” says Hylcke O., Co-Director of Montea Netherlands. “We are delighted that this solution will allow us to build on our existing client relationship and add sustainable value to our portfolio.” The creative integration of battery storage and solar power will help address energy challenges at this site.
