    Colliers' EMEA Valuation team – led by James Moy MRICS – has successfully completed a major valuation project for Invesco Real Estate, assessing three Amazon logistics assets across Europe.   The project, driven by Invesco's need to refinance its Neptune portfolio, required cross-border collaboration between Colliers teams in the UK, France, and Spain. Despite tight deadlines, Colliers’ experts delivered high-quality valuation advice, strengthening its relationship with Invesco and opening doors for future opportunities.   This deal also marks one of Invesco's largest commercial real estate loans in Europe in 2024. Arlette treedt toe als Director Hotel Transactions, Larissa wordt Senior Advisor van het team en Tobias is de Associate Director Hotels.     Het was dinsdag Prinsjesdag – de start van het nieuwe werkjaar van de Nederlandse regering, waarbij de minister van Financiën de Miljoenennota en de Rijksbegroting aan de Tweede Kamer aanbiedt. Colliers heeft de belangrijkste punten voor de vastgoedsector uit de documenten op een rij gezet. De sector moet geduld hebben. Dat is de afdronk van Prinsjesdag. De ambities van het nieuwe ministerie van Volkshuisvesting en Ruimtelijke Ordening zijn groot, maar hebben een lange aanloop. Veel maatregelen om het investeringsklimaat te verbeteren, de woningbouw te versnellen en de woningmarkt toegankelijker te maken, gaan pas per 1 januari 2026 in. Terwijl normaliter in de Miljoenennota maatregelen staan die komend jaar worden ingevoerd. Een jaar extra geduld is dus nodig.     Colliers Engineering & Design have been engaged to provide Planning & Urban Design services on the Waraba NDP1, formerly Caboolture West, a project that will span the better part of 20 years. Neighbourhood Development Plan 1 (NDP1) is the first priority land release area for the Waraba growth precinct and has recently been identified as the first pilot site for the State Government Growth Area Team, including successfully achieving Building Acceleration funding to build essential infrastructure. NDP 1 includes approximately 3000 dwellings along with planned schools, open space, services and supporting land uses. The Colliers Engineering & Design project team have been engaged as town planners for each individual applicant and also as the planning representative for the Land Owner Group (LOG). Specific to our Urban Design team, we have also lead the neighbourhood planning exercise across the plan area and progressed into detailed designs for each project. Engineering inputs include works associated with the DA application, Authority negotiations, concept and detailed design of the external road infrastructure which includes multiple signalised intersections, and major road upgrades valued at more than $20M. These works are a major piece of the puzzle in providing the road infrastructure to support the future growth of Waraba. Throughout our works to date with the Waraba team, our Planning & Urban Design team have successfully navigated the project's various stages and sections, establishing connections with councils, developers, and seamlessly managing a multi-stakeholder process. We have cleverly mitigated sometimes competing principles for the entire growth front; each individual project; Council requirements; and impressive urban design principles. The team have also established and are known for their extensive knowledge and relationships with City of Moreton Bay/Mayors and Councilors, the State Government and Unity Water. Overarchingly, the Colliers Planning and Urban Design team greatly assisted with the various individual developers working together as an effective, cohesive and unified group. In addition to the above, Colliers have also been engaged by the LOG on the BAF infrastructure and are currently negotiating a Water Infrastructure Agreement (WIA) with Unitywater for some of this infrastructure.
