The Edmonton Effect: 2024 Marks a Year of Record Prices and Optimistic Urban Development⁠ ⁠ As the leaves paint Edmonton in autumn hues, our city's real estate market continues to shine brightly. In September 2024, single-family home prices rose by 9% to $476,500, while multifamily dwellings like condos and townhouses saw impressive rises of 10% and 12%, to $197,900 and $267,800.⁠ ⁠ With sales soaring 10% above last September's levels and inventory shrinking by 13%, we're navigating a persistent seller's market with just 2.5 months of supply. We have more exciting news for home buyers! Interest rates have hit a 20-month low, making it much more affordable for those looking to enter the real estate market. Let’s put it into perspective: Let’s say you’ve purchased a $500,000 house and put 5% down. Your mortgage would be $475,000. Here’s how the payments would break down based on your interest rate: 7% Interest Rate: $3,326.97 6% Interest Rate: $3,038.08 4.34% Interest Rate: $2,586.91 So, when you compare 7% (which we saw in December of 2023) to today’s rate of 4.34%, that’s a $8,880.72 difference in payments per year.
