We’re really excited to showcase our prefabricated pre-cast box shafts on our Trillium Villa Long term care project in Sarnia. These shafts come to site prefabricated, coordinated and ready to land on our foundation walls. Installing the stairs as they go, creates stair shafts to be used during construction and the efficiency is unmatched! This project features 5 shafts between 3 and 4 storeys and will be installed in under 10 working days. At S.E.M. Construction innovation is a driver, and was a huge part of schedule based cost savings for our client on this exciting project. Up next! New 64 bed LTC! SEM Construction is scheduled to commence the development of a new long-term care home in Wardsville. This single-story, 45,000-square-foot facility will begin construction in the upcoming weeks, with an anticipated completion and occupancy date in spring 2026. The design of the building draws inspiration from an urban farmhouse, catering to the preferences of residents from nearby rural communities. This state-of-the-art facility will replace the existing 60-bed long-term care home that has been in operation for the past 49 years. The new facility is designed to comply with current ministry guidelines for long-term care buildings and will offer 64 advanced beds and services for the community of Wardsville and Middlesex County. The new establishment will occupy approximately 10 acres of undeveloped land on the outskirts of Wardsville, utilizing 6 acres initially, with provisions for future expansion to potentially double its capacity. The construction will feature shallow concrete foundations, slab-on-grade construction, panelized structural metal stud walls, supplemental structural steel, and a long-span engineered roof truss system. Key architectural features include a grand timber-framed entrance canopy, two Resident Home Areas (RHAs), a multi-purpose room, administration and meeting rooms, a main kitchen, central laundry facilities, offices, medical consultation rooms, therapy rooms, lounges, and two courtyards. The exterior finishes will incorporate a combination of brick, James Hardie panels & boards, Batten siding, aluminum storefront glazing, and vinyl windows throughout. Design by Glos Arch + Eng

Just like that, our Komoka Retail project is coming to a close for Canadian Commercial Developments! Our team is pushing to hand over the base building and complete the site finishes for this exciting project in the town of Komoka. Fit up crews will be arriving shortly, and the tenants will be open and serving the community in no time! This project involved a very tight site tucked in between two operating facilities, rear residential neighbouring properties, and also required a full closure of Komoka road to complete civil tie ins at the road. It doesn’t matter the size of the project, complexities are what makes this industry unique. S.E.M is proud to be a partner on this project!

Time for an update on our Marcel Equipment project on Wonderland Road South, just north of St. Thomas! The immersive 15 acres of site work and servicing are coming to a close and will await hardscape finishes in the spring months. Our civil contractor is now underway with the road widening to allow for turning and slip lanes on Wonderland Road. Inside the site, we have finished the foundations and are now progressing quickly with the pre-engineered building erection. We are currently about 70% complete on the main building and will finish in the coming weeks. After that, we will begin cladding, roofing, masonry, and slab pours, as well as the structure on the secondary outbuilding. Stay tuned during the winter months as the building heads towards being watertight and interior finishes begin. This is S.E.M. Construction’s keystone industrial project and our first venture into heavy industrial, with our sights set on a second industrial project breaking ground in mid-2025. Built Right - Built Safely

Our largest project to date covers 100,000 square feet across three stories and adds 160 beds to meet the growing demand for long-term care in Ontario. Selective building demolition is wrapping up, foundations are progressing quickly, and underground plumbing is well underway in preparation for our first slab pour. This project is a construction management opportunity where S.E.M. took the lead on a unique structural redesign, facade analysis, and other cost-saving measures to help the client deliver a product within their budget and timeline. The building's structure utilizes pre-cast stair and elevator cores, structural panelized metal studs, and poured commslab deep deck. Uniquely situated behind the existing facility, this project required selective interior and structural demolition of two existing wings within the currently operating nursing home. Completely landlocked by single-family homes, a high school, and the existing facility, S.E.M. creatively worked out a shared access agreement with a neighboring property to expedite the overall schedule and ensure the required timelines could be met. This agreement allows us to simultaneously complete servicing tie-ins at the road while completing demo and beginning the superstructure through the alternate access. Some #mondaymotivation to end the day! S.E.M Construction, in partnership with Doug Tarry Homes served as the proud construction manager for the PowerCo offices in St. Thomas. This project will help house the PowerCo team as they get established ahead of the highly anticipated battery plant. The multi-phased project was handed over earlier this year. This office space was a complete reimagining of a previously vacant area, now serving as a beacon for development in downtown St. Thomas. The renovation transformed 25,000 square feet of interior space, while also providing an exterior uplift. This included Graphenstone Canada painting of the brick, new siding, added windows for increased natural light, and new roofing throughout. The modern interior features include sound baffles, modular office glazing, a 30-foot tall moss wall, and ergonomic office furniture - all designed to support the high-energy PowerCo team.
