We’re excited to share that our proposed residential development project for BV Realty Partners on Adriatic Road has been approved for rezoning by City Council! Sitting at the northeast corner of Islington Avenue and Lemsford Road in North Etobicoke, Adriatic consists of three 22-storey towers (a total of 949 units) that extend the language of the existing apartment buildings along the east side of Islington, which gradually step up in height as they approach Highway 401. The trio of structures share common design elements — the materials and geometries take their cues from the surrounding context — yet achieve diversity in form while the shifting volumes open up views and space between the buildings. Proximate to transit, major arteries, and green space, this dynamic development adds context-appropriate density and dedicated parkland to further invigorate the Kingsview Village community. Introducing Danforth + Westlake, a new mixed-use residential project for First Capital, located near Main Street subway, the Danforth GO, as well as bus and streetcar routes. The proposed project, which has been submitted for rezoning, would redevelop the better part of a block along Danforth Avenue between Main and Westlake by updating the existing grocery store and replacing a surface parking lot to offer 80% new commercial space at grade. Two residential buildings — a 35-storey high-rise and 13-storey mid-rise — are connected by an engaging podium and mediate between different densities on either side of the site. Together, they will add 620 new homes to this growing community, with 35% of the units designed for families. The podium scheme deliberately scales down to the neighbourhood with an animated streetwall that strives to mirror the cadence and materiality of Danforth Avenue. Our goal is to strengthen the retail corridor along this major artery and create an asset for the broader community that enhances the public realm experience with fine-grain design at grade, raised bike lanes, new trees, and a POPS space at the east end of the site. We’re excited about this one and grateful to First Capital REIT for bringing us on board! We’re excited to share new images by Younes Bounhar of doublespace photography of our work on East Room’s second location on King Street East. Our renovation and adaptive reuse of this turn-of-the-century button factory converts a former brick-and-beam warehouse into a new coworking and event space for the homegrown brand. The renovation introduced a new rooftop storey and passenger elevator, a range of office types and sizes, and the building’s first-ever accessible entrance. Located at 307 Sherbourne, ALMA @ Cabbagetown introduces a novel approach to purpose-built student accommodations in Toronto: high-quality micro-units that are deeply functional, thoughtfully finished, and comfortably furnished, complemented by a range of refined amenities, including a library, fitness studio, co-working spaces, and a variety of outdoor terraces to foster community and well-being.
