PLEX APPEAL EXHIBITION 📅 September 28 - 29 📍 Main & 21st Public Plaza (aka Coco Liberty Plaza) a free open-air exhibition exploring the future of multiplex housing in BC. Innovative designs from 12 local architecture firms respond to recent zoning updates and show how we can shape vibrant, inclusive neighborhoods. The exhibition runs Sept. 28-29, 2024, from 11 - 4, with a Designer Happy Hour on Sept. 28 from 4 - 6 right at the plaza. Stop on by, take a look at our installation showcasing the forward-thinking multiplex designs and ask questions of the designers that will be on site throughout the day! And just like that BC has updated the code to allow for Single Egress Staircase (SES) buildings up to 6 storeys. Sometimes called a Point Access Block. City of Vancouver removes Parking Minimums. No parking is now required and is up to the 'market' to decide.
It's unanimous!!! The City of Vancouver has now eliminated minimum off-street parking requirements for all uses CITYWIDE. 🎉 It has been my great pleasure to support Senior Transportation Planning Engineer Lysa Morishita in this work over the past few years. It's not an exaggeration to say that the positive impacts of this decision will continue to be felt for generations and will lead us to a much more livable city in the future. There are numerous benefits to the removal of minimums: o Process simplification and de-regulation - eliminating the need to calculate and validate complex parking requirements o Increasing the number of financially viable projects o Helping to increase viability of non-market rental projects and lowering unit prices at strata projects o Prioritizing investment in walking, cycling, transit, and car share o Enabling a reduction in embodied carbon Looking forward to seeing many more cities joining us on this pathway! And happy to talk with those interested in building the case for eliminating 🅿 minimums.

City of Vancouver Sets Ambitious 10-Year Housing Targets and Introduces Comprehensive 3-Year Action Plan 📝 The City of Vancouver has set new housing supply targets and outlined a comprehensive 3-Year Housing Action Plan to meet the evolving needs of its growing population. New 10-Year Housing Targets (2024-2033): Total New Homes: 83,000: 🔹30,000 purpose-built market rental units 🔹26,500 strata condominium units 🔹8,500 non-profit social housing/co-op units 🔹7,000 townhouses, duplexes, and multiplexes 🔹5,500 purpose-built below-market units 🔹4,000 laneway homes 🔹1,500 supportive housing units Key Policy Areas in the 3-Year Action Plan: 1. Housing Need: 🔹Develop a seniors housing strategy. 🔹Set housing targets on City-owned land. 🔹Enable more student housing. 2. Geographic Equity: 🔹Simplify apartment district schedules. 🔹Introduce a city-wide development guide. 🔹Implement 25 village areas identified in the Vancouver Plan. 3. Addressing Homelessness: 🔹Work with the Province on an SRO Intergovernmental Investment 🔹Strategy. 🔹Expand shelter capacity. 🔹Deliver more supportive housing in partnership with senior governments. 4. Community Housing: 🔹Proactively zone for social and co-operative housing. 🔹Support building acquisitions by non-profits. 🔹Advance new projects on City-owned land. 5. BROADWAY PLAN The Broadway Plan is an exciting policy in City of Vancouver designed to create density along the future skytrain line. Already there are 35 proposals in with the city proposing 7,000 Rental homes. It is a bit of a race of towers as only one is allowed on the block. We're happy to see this policy making a palpable impact on our city's much needed growth. This article is a great summary of the proposals that have come forward so far. Winners and Losers From Vancouver Multiplex Development As at April 30th the City has 102 multiplex development applications in process representing 438 units. Seventy two are located in the East Side and the remaining 30 are on the West Side. Lets assume by year end there are 1000 units in development. For the market to absorb 1000 units where will the buyers come from? Who wins and who loses? Winners: 1. Home owners Home owners sitting on old homes with little value have a new source of buyer. The multiplex developer. 2. Home buyers Multiplexes can be designed to be duplexes, townhomes, stacked town homes, and individual villa/laneway homes. They are versatile. They will be more affordable than half duplexes and will provide more value than comparable town homes. 3. The City More density helps the city be more efficient from amenities like community centers, emergency services and parks. 4. Retail streets More density means more people dining out, buying coffee and being active. This results in more vibrant communities. 5. Multiplex Developers There is going to be a lot of competition. Developers who can deliver a well designed home at an affordable price will do well. The Losers 1. NIMBYS Vancouver is changing. There are still areas of the city impervious to mass development given the high price of the lots in neighborhoods such as First Shaughnessy. Also new homes are too expensive to be developed. 2. Detached Homes Over time there will be fewer lots available to build detached homes as they are bought up for high rises, low rises and multiplex. 3. Townhomes Townhomes have an FSR of 1.2 vs 1.0 for multiplex. The cost of the extra .2 is immense as underground garages and zoning time adds millions to a development. The result is new townhome developments need to sell at $1500 to $1600 a foot on the West Side to be profitable. Multiplex units will sell for less. My bet is that far fewer townhome developments proceed as multiplex becomes an attractive alternative. Multiplexes have several advantages 1. Spacious interiors. Our multiplex units have ten foot ceilings on two floors. If we have a third floor in the design its at 9. 2. Most multiplexes are on quiet streets for a true residential experience. 3. Strata fees are less. 4. Less density than a townhome and more external space. The common areas are larger. All units have their own private outside space. Ultimately home buyers choose affordability and livability. Multiplex is a good option. #multifamily #multifamilydevelopment #realestate #realestatedevelopment
