We are a Calgary-based development management team specialized in helping clients develop multifamily & mixed-use buildings 40 units and up. The partners of the firm have executive-level experience with national pension-fund developers, and have worked on some of the largest mixed-use, multi-phase projects in Western Canada. Collectively, they have worked on over 12m square feet of real estate developments with a market value of over $7.6bn, participated in over $1bn in acquisition/dispositions, and over $500m in term financing transactions. We specialize in mixed-use, multifamily, and office-to-residential conversions - product types where our years of direct experience can add value. We help lead our client’s projects - both market-based and affordable housing sectors - from inception to completion through turnkey development management services. Calgary is experiencing major shifts in both its rental and housing markets. Here are the key takeaways: • Vacancy Rates: Purpose-built rental vacancy rates rose to 4.8%, while secondary condominium rental markets held at low historical averages of 1.3%. • Rising Rents: The average 2-bedroom rent surged by 8.9% to $1,882, leading Canada in rent growth. • Housing Starts Boom: Calgary saw a 38% increase in housing starts, with 11,178 units breaking ground in the first half of 2024. Apartment construction is split evenly between rentals and condos, addressing demand. • Tenant Incentives: Landlords are offering perks like rent-free months and signing bonuses to lease units in a competitive market. • Municipal Initiatives: Programs like the Secondary Suites Amnesty Program are boosting housing options, with 28% of new rental apartment starts tied to these efforts. The Downtown Calgary Development Incentive Program has also been successful in adding to supply by funding office-to-residential conversions. While Calgary’s housing supply is growing rapidly, affordability remains a challenge and vacancy is creeping higher. Higher rents and increased supply are shaping the city’s future, with opportunities for more innovative housing solutions, including those for affordable housing providers.   • Albertan cities remain some of the most affordable in the country, per RBC Economics' Housing Affordability report.

    RBC Economics has just released their April Housing Affordability Trends report, and while conditions worsened across the country overall, Albertan cities remain some of the most affordable major cities in the nation - Calgary at 48% and Edmonton at 37% of median income needed to cover ownership costs. Compare this to Toronto at 84% and Vancouver at 108%, the latter of which RBC notes is "in a full blown crisis". I predict that Albertan cities will continue to see a steady stream of in-migration from Canadian provinces where residents have little chance of ever owning their own property (or, in many circumstances, of affording rent...)

  • Expanding affordable housing has never been more critical in Calgary, and Onward Homes is delivering. Western Vertical is excited to be working with Onward manage & grow their development pipeline so more Calgarians can have a safe, affordable place to call home. Yesterday there was an announcement of $23 million being invested by CMHC's Rapid Housing Initiative in two Calgary projects, with HomeSpace Society and Onward Homes creating 64 new, affordable homes that specifically support women and children with wrap-around support services on-site. These projects would not have moved forward without the full support of the City of Calgary, who have been excellent partners & facilitators.
