Last Thursday, our team headed south to Tallinn for a mix of business and fun. We kicked off with a quarterly meeting on the boat, filled with engaging discussions. Tallinn greeted us with sunny weather as we explored both the charming Old Town and the vibrant Telliskivi area. We experienced a well-developed city that blends industrial-style buildings with preserved historical architecture. The trip ended with a fun and energizing team-building activity. Now back in Helsinki at our new office in Aikatalo, we are looking forward to taking on the final quarter of 2024 with a focus on growth—stay tuned!

We are thrilled to announce the completion of one of our major projects this year. Bridge Properties has successfully advised Quadoro on a long-term refinancing solution for the Kivikukkaro property in Turku. The financing was received with competitive terms from a local bank operating in Finland.   Kivikukkaro has been under our management since 2019 and boasts a total gross lettable area of 10,185 square meters. Constructed in 1975, the property features a façade made of Lapland Marble and is strategically located in the CBD of Turku. Kivikukkaro is a multi-tenant property with a diverse mix of office, retail and health care tenants.    We are proud of this achievement, as well to our team member Jere Lönnqvist for a great job, and we look forward to continually delivering exceptional outcomes for our clients.

With the arrival of summertime and sunnier days just around the corner, we're thrilled to share some exciting news from Bridge Properties.📣 We're proud to announce the establishment of Bridge Properties Investments Oy ("BPI"), a new addition under the Bridge umbrella. This addition will streamline our services, offering comprehensive support to our clients in investment management. In the future Bridge will be able to assist clients systematically in both with acquisitions and dispositions, commercial due diligence, analysis and when needed, refinancing solutions. Taking the role as CEO for Bridge is Janne Nurminen. Janne joins us from Ecorum Oy, bringing with him a versatile experience in the real estate industry and he will fully transition to Bridge by the end of June. A warm welcome to Janne, and we're thrilled to have you on board! In other news, we have launched our new website: www.bridgeproperties.fi We're also relocating our offices closer to Helsinki city center. Stay tuned for more details after the holidays!

Bridge Properties is actively involved in reducing emissions. Starting from 2023, Bridge has been acquiring Finnish climate units for its emissions in own operations by investing in verified carbon sinks in collaboration with Green Carbon. The amount of climate units acquired is based on our emissions in scope 2 and 3. The invested carbon sinks have been produced in Finland in the so called HiiliPlus+ project that enhance the carbon sequestration capacity of forests, contributing to Finland's 2035 carbon neutrality goal.

Since our establishment in 2019, Bridge has been committed to our values and the success of our clients and this milestone marks a memorable journey of growth and results-oriented outcomes. Bridge Properties new team member & property news We are happy to have Asset Manager, Lassi Tornberg onboard - welcome to the team! Lassi will further strengthen our asset management team and will take on responsibility within one of our client’s portfolio. Our assets under management are Diana in Helsinki , Hermia 5&6 in Tampere, Kivikukkaro in Turku and The Loft House in Espoo to name a few. Recently, the properties have undergone major development with regard to sustainability. The 1898 built Diana has received the BREEAM In-Use environmental certificate for the building with the rating Very Good. In addition, The Loft House has received both Well certification and LEED Gold level certification. The energy performance certificates have improved significantly in both Kivikukkaro and Hermia 5&6. With our dedicated team we will focus on developing our assets under management further this year.
