Bank of England holds the base rate. 🤝 Yesterday, the BoE's Monetary Policy Committee (MPC) voted 6-3 in favour of maintaining the base rate at its current level of 4.75%. Following Wednesday’s inflation uptick, the decision came as no surprise, though it may have disappointed investors in the UK property market. However, as our Managing Director, Ben Nichols, highlighted to Mortgage Solutions, there may be good news on the horizon: “Governor Bailey recently suggested that the MPC is preparing to implement up to four reductions to the base rate next year. Given that inflation is unlikely to rise as sharply or for as long as it did two years ago, another rate cut could be on the cards as early as February, which would provide the property market with a welcome shot in the arm.” Read more of Ben's thoughts via the link below: #property #market #finance #interestrates #inflation #BoE #RCP #RAWCapitalPartners https://lnkd.in/d2KK4V5z

UK inflation rises again. 📈 For the second consecutive month, the Office for National Statistics' Consumer Price Index (CPI) shows that prices increased at an annual rate of 2.6% in the year to November 2024. The data may provoke a nervous reaction among investors, particularly in light of the heightened focus on inflation in recent years and its potential influence on central bank policy. 🏦 Commenting on the news, our Managing Director, Ben Nichols, said: "The prospect of a rate cut at tomorrow's Bank of England now seems unlikely, much to the disappointment of borrowers. "However, following Governor Bailey’s recent comments that indicate that up to four cuts are in the pipeline for 2025, there is still a healthy sense of optimism as we head into the New Year." Average house prices hit record high. 📈 Rising by 1.3% compared to the month before, November's house price index from Halifax shows that prices now sit just below £300,000. The data demonstrates how resilient the UK property market has been in the last few years. And, with the Bank of England expected to continue its base rate cutting cycle in 2025, the market should continue to stabilise in the months ahead. Whatever happens, RAW Capital Partners is here to support brokers and investors as they look to capitalise on the opportunities that the current property investment landscape is providing. 🤝 Read more about the latest market data below: #RCP #RAWCapitalPartners #HPI #houseprices #market #property #investment #borrowers #brokers https://lnkd.in/dpe2BQ2V

What does a 'normal' base rate look like? 🤔 Since the Bank of England began its rate-hiking cycle, this question has been the focus of much discussion. So, in his latest article for Property Reporter, our Managing Director, Ben Nichols, explains why today’s rates – which are expected to stabilise between 3.5% and 5% – actually signal a return to long-term norms rather than being an anomaly. Regardless of where the base rate ultimately settles, lenders and brokers must work together to deliver financial products that meet the unique needs of borrowers as the market continues to adjust to the higher rate environment. "I really like how RAW Capital Partners take a common sense approach to lending. They will do what they can to help, and this is because they have a fantastic team that work well together." Feedback from our brokers is extremely important to us, and when we get praise like this, it tells us that we're doing things the right way. Having the right products is critical, but without a high-quality service and going the extra mile to support brokers, the overall experience can still be poor. At RAW, we pride ourselves on combining great products with an exceptional service. https://lnkd.in/eCTaC9PP #mortgages #specialistlending #brokers #buytolet

RAW Capital Partners delivers loan to first-time overseas buyers. 📑 The loan was for a couple with a single income source and no prior investment experience. The broker faced challenges in securing finance, as many mainstream lenders typically reject applications from first-time landlords or foreign nationals. However, due to our bespoke approach to lending, the RAW Capital Partners team was able to conduct additional KYC checks, and found the couple’s financial situation to be satisfactory. 🤝 Commenting on the story, our Managing Director, Ben Nichols, said: "We pride ourselves on catering to this under-served market. To date, we have provided loans to clients based in over 50 countries, including a strong track record in Asia and Africa. "Our ability to work with a global client base comes down to our expertise in the KYC process, and our approach of thoroughly assessing each enquiry on a case-by-case basis."
