📢 JUST IN: Pursuant to an announcement issued today by the President (Judge) of the Council of State, the Court (in Plenary Session) has ruled that articles 10, 15§8, 19§2 and 25 of the New Building Regulations (“ΝΟΚ”) are not consistent with article 24 §§1 and 2 of the Constitution. Further, the Court ruled that not counting towards the building factor (a) the mezzanines/lofts (in Greek, “pataria”) pursuant to article 11§6 οf NOK and (b) an area of main use of 35 sq.m. on the top floor (loft) of the building, as well as treating a swimming pool as a planted area (article 19§2 of NOK), are all provisions that contravene the Constitution. ➡️ The silver lining: This does not apply to building permits already issued, under the condition that the constructions works have commenced. 🔷 Action Plan For Civil Society in Greece 🔷 The Bodossaki Foundation has introduced an Action Plan for Civil Society in Greece, under the auspices of President of the Hellenic Republic Katerina Sakellaropoulou. The Plan was shared with relevant state services and officially presented yesterday, at the The Benaki Museum, Piraeus Street. The Plan outlines the current state of Civil Society in Greece, draws on international best practices, identifies areas for improvement, and proposes reforms in three key areas: ➡️ Institutional framework ➡️ Economic environment ➡️ Social interaction The proposals are directed at both the State and Civil Society organizations, emphasizing the importance of an effective institutional #framework. Developed collaboratively by 30 academics, board members, and institution executives, with input from 35 Civil Society experts, the Plan also reflects findings from a public consultation. 🌟 Make-A-Wish Greece | "Wish Star Educational Program" 🌟 For the 26th year, Make-A-Wish Greece is running the "Wish Star" program, an educational initiative featuring a paper Star that is offered to schools, businesses, and individuals through a symbolic donation of €2. Last week, our team took part in the "Star Day Office Edition" ("ΑστεροΜέρα Office Edition"), during which, for two consecutive days, #AKL team members visited the Make-A-Wish Greece offices to assist with the #preparation and #counting of Wish Stars, as well as other support #activities. 💪 This #initiative was a unique experience that brought us closer together—not only as a team, but also to the organization’s mission of bringing #hope to as many children as possible. 🚗💡 Thanks to #AKL, the equivalent of 99 round trips with conventional car between Athens and Thessaloniki in CO2 emissions were prevented! 🤔 Wait—how does that even make sense? Let’s start from the beginning. Following the insightful guidance from Boroume on food waste, a few weeks ago, we decided to take more direct, hands-on #action. The "Boroume at the Farmers' Market" initiative relies on #volunteers to collect unsold fruits and vegetables from markets across #Athens, then distribute them to organizations supporting socially vulnerable groups. Naturally, AKL was eager to contribute to this meaningful cause. Over the course of four weeks, our team participated with full #commitment in the Boroume at the Farmers' Market action. The results speak for themselves! In just a few hours, ➡️ We "rescued" 1,238 kg of fruits and vegetables, which were then delivered to the City of Athens Reception and Solidarity Centre (KYADA) and The Home Project! ➡️ This food rescue amounted to 2,560 meals and prevented 5,459 kg of CO₂ emissions—equivalent to those from 99 car trips between Athens and Thessaloniki! ➡️ Our team was thrilled to take part in this impactful cause! With a bit of time, positive energy, and #teamwork, achieving impressive results is truly within reach. AKL took a break from the office to spend a few hours at the beautiful Mount Hymettus. We joined forces with SPAY (Association for the Protection and Development of Hymettus), an organization founded in 1992 to safeguard this vital "green lung" and its #ecosystem. SPAY is leading an innovative initiative to make Mount Hymettus the first "Zero Plastic" mountain in #Greece. This "Green Alliance" brings together municipalities, volunteer groups, and local entities to raise #awareness, inspire #action, and promote #sustainable practices, including reducing single-use plastics in our daily lives. The AKL team participated in a #cleanup of the area (removing all sorts of garbage) and planted 100 trees! On the occasion of Prodexpo’s 25th anniversary, AKL had the honor of actively participating through our Managing Partner, Helen Alexiou, in a highly insightful panel #discussion titled “The Incentives of the Building Regulations: Benefits or Pitfalls?" ("Κίνητρα ΝΟΚ" in Greek). The panel, moderated by George Dellis, Professor of Public Law at the University of Athens, featured also distinguished speakers such as Dimitris Dimitriou, Vice President of the Athens Chamber of Commerce and Industry, and Maximos Kalatzis, CEO of Makt. ⚪ Key takeaways from this year’s discussion include: ➡️ The Council of State (in plenary session) will rule on whether the current “incentives” provided by the Building Regulations (namely articles 10, 15, 17 and 25) are in compliance with the Constitution. The decision on the “hearing of the decade” is expected to be issued early next year. ➡️ If the court rules that they are indeed incompatible with the Constitution, the legality of all building permits issued on the basis of these provisions will be questioned. ➡️ The Council of State is entitled to rule that its decision will apply retrospectively (ex nunc) or thenceforth (ex tunc).
