Commenting on the latest Daft.ie Rental Report Ronan Lyons, Associate Professor of Economics in TCD says: "Since then, ‘mover’ rents have increased by a further 47% while stayer rents have increased by just 7%. Where movers used to face 1.5 times as much exposure to rental shortages, now they are exposed to almost seven times as much. This is the current set-up, which is clearly unsustainable. The OECD has recommended moving away from controls that span across tenancies. A further option would be to increase the annual limit of increases to allow for maintenance and improvement. And the government may also want to consider exempting new supply from control, as other countries do. These three options would collectively undo much of the damage while being politically feasible. With rents continuing to increase, as this report shows, and with a shortfall of at least 150,000 rental homes around the country – and perhaps as much as 200,000 – reform is needed sooner rather than later."

Average market rents nationally rose by just 0.1% in Q4 according to the latest Daft.ie Rental Report for Q4 2024. Average market rents nationally rose by just 0.1% in the final quarter of the year, the smallest of 16 consecutive quarterly increases. Market rents rose by an average of 5.7% over the course of 2024, the slowest rate of increase since mid- 2021. In 2023, rents outside Dublin rose by 11%, while rents in the capital rose by 2.6% - in 2024, rents in Dublin rose by 4% compared to 6% elsewhere. For more visit 👉 www.daft.ie/report

The latest Daft.ie Rental report for Q4 2024 shows availability declining in early 2025. The total number of properties available to rent on February 1st was just under 2,300, down one quarter on the same date a year ago. Availability has now fallen for five consecutive months, after a year and a half of improving stock. There were just 1,200 homes available to rent in Dublin on February 1st, down 25% on the same date a year previously - the lowest in almost two years. for more visit 👉 www.daft.ie/report

Across the 54 markets covered in each Daft.ie Rental Report, market rents were over 5% higher on average in the final quarter of 2024 than a year previously. This marks a small cooling of inflation compared to recent quarters, when inflation averaged above 7% since mid-2023. While inflation is rising, from a low base, in Dublin - at 4% for the year - it remains much higher in other cities, at 10% in Cork and Galway and almost 20% in Limerick. Elsewhere in the country, inflation has slowed, from close to 11% on average during 2023 to just over 6% in 2024. For more visit 👉 www.daft.ie/report

Commenting on the latest Daft.ie Rental Report Ronan Lyons, Associate Professor of Economics in TCD says: "The number of apartments completed in Dublin during the first nine months of 2024 is down a quarter on the same period in 2023. As the pipeline dries up, conditions in Dublin are likely to mirror those in the rest of the country: a re emergence of very weak supply in the face of strong demand. The target for the new government has to be giving the same priority to the rental sector that has been given to owner-occupiers and to social housing over the last few years. Otherwise, it’s hard to see when conditions will change."
