Commenting on the latest Daft.ie Rental Report Ronan Lyons, Associate Professor of Economics in TCD says: "The number of apartments completed in Dublin during the first nine months of 2024 is down a quarter on the same period in 2023. As the pipeline dries up, conditions in Dublin are likely to mirror those in the rest of the country: a re emergence of very weak supply in the face of strong demand. The target for the new government has to be giving the same priority to the rental sector that has been given to owner-occupiers and to social housing over the last few years. Otherwise, it’s hard to see when conditions will change."

Rents rise 1.7% in Q3 according to the latest Daft.ie Rental Report for Q3 2024. Average market rents nationally rose by 1.7% in the third quarter of the year, the 15th consecutive quarterly increase. Market rents rose by an average of 7.2% in the year to September, largely unchanged in the rate seen in recent quarters but down from a peak of 14% seen in mid-2022. A year ago, inflation in Dublin rents was just 2.6% while outside the capital it was over 10%. Now, inflation in Dublin (at 5.2%) is close to the national average (7.2%). In the latest Daft.ie Rental report for Q3 2024 shows availability of homes to rent begins to fall again. The total number of properties available to rent on November 1st was just over 2,400. This is down 14% on the same date a year ago, marking an end to 18 months of improving availability. In Dublin there were almost 1,370 homes available to rent in Dublin on November 1st, down 12% on the same date a year previously - and well below the 2015-2019 average of almost 1,800. for more visit 👉 www.daft.ie/report

Across the 54 markets covered in each Daft.ie Rental Report, market rents were over 7% higher on average in the third quarter of 2024 than a year previously. This means that inflation has been largely steady for the last five quarters, having eased back from very high rates of inflation seen in 2022. The slowdown in inflation has been most marked in Dublin, where rents increased by just 3.5% in the year to June, compared to an average of 10.6% seen elsewhere in the country. While inflation has cooled in most parts of the country over the last 18 months, it has picked up in Dublin, doubling to 5.2% since the start of the year. For more visit 👉 www.daft.ie/report
