The Senior Property Manager will play a crucial role in supporting the AVP of Global Facilities in managing and optimizing ETS’s real estate portfolio across the enterprise. The Senior Property Manager at ETS will oversee the management and operations of a diverse portfolio of properties, ensuring optimal performance, tenant satisfaction, and compliance with local regulations. This role requires a strategic thinker with strong leadership skills and a deep understanding of the real estate market, particularly in India, while also managing properties in other global locations.

• Collaborate with leaders to align real estate strategies with ETS’s long-term goals.
• Proven experience as a property manager or similar role.
• Strong leadership and team management skills.
• Excellent communication and stakeholder engagement abilities.
• Knowledge of financial and budgeting principles.
• Experience with vendor management and contract negotiation, including purchase supplies and equipment for ETS properties.
• Familiarity with turnkey real estate solutions and property maintenance.
• Understanding of local real estate laws and regulations.
• Update property owners on occupancy rates, maintenance issues, and other relevant matters.
• Consult with property owners regarding rent charges and property enhancements.
• Ensure compliance with regulations and quality standards.
• Establish self as liaison for all real estate related functions to Technology team.
• Monitor projects outsourced to third party consultants in the field of real estate asset management such as engineering, development, capital expenses and property management.
• Where there are major refurbishments and developments, engage with key project stakeholders to develop a Sustainability Implementation Plan and uphold the standards of ETS’s real estate policy.
• Proven experience as a property manager or similar role.
• Strong leadership and team management skills.
• Excellent communication and stakeholder engagement abilities.
• Knowledge of financial and budgeting principles.
• Experience with vendor management and contract negotiation.
• Familiarity with turnkey real estate solutions and property maintenance.
• Understanding of local real estate laws and regulations.
• Financial acumen and experience developing and managing budgets.
• Knowledge in Microsoft suite
• Ability to travel domestically and internationally.
• Assist with the preparation of RFPs, funding documents, contracts, purchase orders, invoice processing, and bi-monthly Flash Reports.
• Bachelor’s degree in real estate, Business Administration or related field preferred.
• 6+ years’ experience in real estate management
• Prior experience managing global real estate initiatives for a large, multi-site organization.
• Preferred certified Realtor / Broker
