INREV is the European Association for Investors in Non-Listed Real Estate Vehicles. We are the leading platform for this asset class, with the goal of continuously promoting the evolution of real estate investment across Europe and globally. We work with and for our members, together driving the non-listed industry forward. INREV has over 500 members. Our members include 75 of the largest institutional investors, as well as 40 of the 50 largest real estate fund managers. INREV members are encouraged to join our LinkedIn Group for announcements regarding new training courses, event announcements, and other key news items. We also have two additional LinkedIn Groups: Public Affairs (to increase European policy makers’ awareness of the importance of the non-listed real estate fund sector to the European and global economy); and, Young Professionals (for our members in their late twenties to early thirties, with between 2 to 5 years of professional experience).

    Spent an extra night in Zurich due to a cancelled flight ✈️ ❄️and had a chance to reflect on this week’s INREV Autumn 🍂 conference and meetings with some major Swiss🇨🇭investors. Thanks to AlphaReal CIO Edward Palmer and European RE PM Gordon Smith for joining me for some positive meetings. The takeaways below are purely my personal opinions, not investment advice, etc, etc, but my takeaways are: • Investors and real estate 🏡 professionals believe we are past the bottom for European 🇪🇺 RE prices in general and a combination of falling ECB rates 📉 and increased bank lending 💶 will be supportive - transaction volumes are picking up, too. • Investors are having to argue hard at their strategic asset allocation committees to maintain their RE allocations - there’s competition from other asset classes and teams for scarce internal capital • While investment professionals, investment directors and heads of real estate are more positive about the asset class, sentiment among end-investors/advisory boards and CIOs is still cautious • Residential RE still popular (affordable/social housing, in particular), views on office still negative - only Tier 1, ESG focused properties views positively And for those wondering why there is a photo of singer, songwriter, one-hit wonder and twitter legend James Blunt - it looks like he stayed at the same hotel I stayed at last night. And he’s currently touring in my home country, Australia. A v funny and entertaining guy.

    It was an honour speaking at this week’s INREV Autumn conference in Vienna. From my perspective, we convened at an inflection point. Geopolitics is rightfully centre of mind, but real estate markets are evolving favourably, admittedly after a challenging couple of years. I am increasingly confident that 2025 will be a year for renewed investment activity and healthy performance prospects. Challenger asset classes, watch out! Here’s what I discussed: 🕺 Capital market signals from are encouraging - optimism is justified (thanks to Andreas L. Farberg for the edit!) 🍾 A fine vintage in the making – just look at INREV’s fund performance by vintage year! 🏢 Offices dynamics continue to evolve – think mid-cycle supply 🛜 “New Economy” real estate is challenging on the path to net zero – as a multi-asset class investor we will consider multiple avenues to access the thematic 🚂 Bigger corporate goals are playing into real estate decision making   Thank you Hedda Hollander Tim Vink Casper Hesp and Andrea Carpenter for organising a highly engaging conference as well as the invitation to speak!

    Here’s your daily round-up of the latest news and views from EG. 🤖 London’s artificial intelligence boom continues, with companies upsizing their office space at a rapid rate. The latest firm to go big is PhysicsX, which has signed for a new office in Shoreditch three times the size of its former base. The company had until recently been based at 67-71 Shoreditch High Street, E1, but has now shifted to two floors at Victoria House, 64 Paul Street, EC2, owned by the Estate Office Shoreditch.  Festival company SXSW London has taken the firm’s former 3,631 sq ft lease on assignment. Savills said earlier this year that central London had been a notable beneficiary of AI’s growth, with companies upsizing at rates of up to 10 times their existing floorspace as they compete to hire the best talent. 🌄 Vincenzo Vedda, chief investment officer at DWS Group, has said investors’ “lost decade is over”, but has warned that “the risk of negative surprises has increased”. “If the assumptions of a soft landing and a significant increase in corporate earnings – especially in the US – prove to be wrong, there could be significant negative surprises,” Vedda said in a webinar to discuss the outlook for 2025. Ulrich von Creytz, chief investment officer for real estate in Europe, added: “We have recently observed a recovery in core real estate, particularly in the residential, logistics and high-quality office sectors.” However, von Creytz said that although demand for high-quality properties has been on the rise since the second quarter of 2024, lower-quality properties are yet to pick up on this trend. 🗒 Fresh into his new job as British Land’s chief financial officer, David Walker is preparing to help steer the REIT’s balance sheet and business into its next stage of growth. EG caught up with Walker just a few hours into the role and asked for his top priorities as he settled into the new post. “I see my role principally as providing the financial strength and resilience for the business to allow it to continue to operate nimbly, deploy capital actively and take advantage of opportunities in our markets,” Walker said. “Is the balance sheet in as strong a place as it possibly can be? Have we got a strong grip on the cost base of the business and the shape and size of the platform within the business?     ChatGPT replaced the keynote speaker at the INREV conference in Vienna yesterday. This year’s INREV Autumn conference was full of surprises—including an unexpected twist when our keynote speaker had to cancel at the last minute. But, as they say, the show must go on! Enter ChatGPT, stepping in as a digital thought partner to spark conversation and deliver insights. I used advanced voice mode and asked ChatGPT to speak to the participants about they key points made at the conference. It was a bold experiment, and the feedback from attendees was overwhelmingly positive! Technology like ChatGPT isn’t just reshaping how we work—it’s becoming a tool to enhance live events, foster discussion, and adapt in real-time. Here are some key takeaways from the day: 1️⃣ Navigating Political Uncertainty: Disruption is opportunity. We explored how to thrive in a shifting landscape by focusing on resilient asset classes and niche markets. 2️⃣ Gen Z and the Real Estate Market: Their entrepreneurial spirit is reshaping demand, creating opportunities for flexible, digitally connected spaces. 3️⃣ ESG as a Strategic Imperative: Beyond compliance, sustainable strategies are proving to be value creators, driving long-term ROI. 4️⃣ Capital markets in Europe are beginning to be more positive and borrowing rates are now starting to look reasonable (<4% for office and resi). I think this session by Andrew C. Angeli from Zurich Insurance was my favourite presentation. 5️⃣ The Role of AI in Real Estate: ChatGPT proved it’s not just a tool for automation but a catalyst for ideas and strategy, opening new doors for collaboration. That was my session. The unexpected change of the keynote speaker reminded us of the power of innovation and adaptability. Real estate, like this conference, thrives when we embrace change.
