P3 Logistic Parks acquires 62,300 sqm warehouse development in Herkenbosch With the acquisition of a development asset located in an established logistic park in Herkenbosch, the Netherlands, P3 Logistic Parks has added another asset to its Dutch portfolio. The long-term investor-developer of European logistics properties has acquired the asset from Solidiam N.V., a residential, office, and logistics real estate developer. P3 Herkenbosch is expected to be delivered by the fourth quarter of 2024. In line with its growth strategy, P3 Logistic Parks has signed another forward-funding deal to acquire a high-end warehouse and office development in the Netherlands. The warehouse development is located in an established business cluster in Herkenbosch, consisting of a mix between offices, logistics, and semi-industrial buildings. Located next to highway N570 and close to A73, the area is well-connected and in close proximity to Belgium and Germany. The construction of the high-end development is planned to start in Q1 2024. Upon its completion in Q4 2024, P3 Herkenbosch will consist of a total gross leasable area of 62,341 sqm, including a 55,540 sqm warehouse, 3,098 sqm office and a 3,703 mezzanine space. With LED lighting installations, a water managing system, bicycle parking and the option to install photovoltaic panels, P3 is striving to achieve the BREEAM certificate “Excellent” for P3 Herkenbosch. Following our previous forward-funding acquisitions in Amstelveen, Assen, and Emmen, this deal structure has proved to be a successful tool for us to expand our activities. The construction has already started, and we are in advanced discussions to lease out part of the building. The transaction with P3 indicates continued investor interest in the logistic market. The cooperation with the municipality, the neighbours and other stakeholders was of great importance to the success of this development.” We expect to receive the BREEAM certificate “Excellent”. On the roof of the building, we will install photovoltaic panels for improving energy performance. The warehouse will be amongst others equipped with LED lighting, a water managing system and charging facilities for EV cars and bicycles. P3 Logistic Parks was advised by Dentons on the transaction with Uijthoven Vastgoedadvies acting as the broker of the deal. Solidiam N.V. was advised by Rechtstaete. GOLDBECK has been appointed as general contractor for P3 Herkenbosch.
