About us

Kiwi Property is one of the largest listed property companies on the New Zealand Stock Exchange and we're all about creating exceptional places, with and for exceptional people. We’ve been around for more than 30 years and we proudly own and manage a portfolio of real estate comprising some of New Zealand’s best shopping centres and prime office buildings. Founded in 1992, we listed on the New Zealand Stock Exchange in December 1993 as Kiwi Income Property Trust, New Zealand's first listed property trust. In December 2013, we internalised our management, and in December 2014, we moved from a trust to a company structure. At the same time, we changed our name to Kiwi Property. Kiwi Property invests only in New Zealand real estate, owning a portfolio of core retail and office assets located across the country. Our objective, which has served investors well for the past two decades, has not changed: we remain committed to providing investors with a secure, reliable investment in New Zealand property, and will continue to target superior risk-adjusted returns over time through the ownership and active management of a diversified, high-quality portfolio.

    Resido, New Zealand's largest build-to-rent offering, has achieved a significant milestone – 50% of the 295 apartments are now leased! With 148 signed leases in less than six months, we’re even a little ahead of our projected lease-up timeframe of 12 to 18 months, demonstrating the strong demand for this unique offering. Since officially opening its doors in June, Resido has quickly become a vibrant community. It’s not just our residents who are enjoying their new homes – our pet-friendly policies have made Resido a haven for furry friends too! This milestone reflects the appeal of build-to-rent living in New Zealand, offering purpose-built, high-quality rental homes with exceptional amenities and a focus on community.     Today we announced our interim results for the six months ended 30 September 2024, with the results reinforcing conviction that our strategy, focused on curating and creating retail-led mixed-use properties, is building momentum as challenging recent macroeconomic conditions start to ease. On 30 September 2024, the Kiwi Property portfolio was valued at $3.3 billion, including a fair value gain of 0.3% from 31 March 2024. Our update also included exciting progress on Resido, our flagship build-to-rent development. Last week, we reached a significant milestone, with 148 leases signed in under six months, marking 50% of the leasing campaign – a testament to strong demand for quality rental accommodation. This initiative marks an important step towards fostering greater diversity, equity, and inclusion within the property sector. It’s encouraging to see the Property Council bringing together leaders to drive meaningful change and set new benchmarks for inclusion across the sector.     Property Council New Zealand has marked a pivotal moment in the drive to create a more inclusive property sector in New Zealand with the launch of the inaugural Property Council Inclusion Alliance at the recent Property Conference. This initiative brings together 20 prominent industry leaders, at the C-suite level, all committed to advancing gender diversity and representation within the industry with an initial priority of supporting women and Māori in senior leadership roles. Modelled on a successful programme by the Property Council of Australia, the New Zealand Alliance aims to identify and implement transformational changes across the industry. By pushing for top-down inclusivity, the Alliance members will lead their organisations - and the broader property community - as we make a sector-wide move and embrace leadership that better reflects the communities they serve. Leonie Freeman, Chief Executive of Property Council New Zealand, stressed the importance of addressing these issues now. “If we want to attract and retain top talent, achieve high performance, and play a crucial leadership role in shaping positive change, we must start now,” said Freeman. “As the largest industry in Aotearoa, the property sector has a responsibility to champion diversity and inclusion.” Read more: https://lnkd.in/gePpUDSe #inclusionalliance #ibelonginproperty #diversityequityinclusion

    Christmas has arrived at Sylvia Park! Santa's Hideaway is brand-new for 2024 and has a uniquely Kiwi Christmas feel with Santa perching for photos on the veranda of his holiday bach, surrounded by pōhutukawa flowers. And for a unique twist, our beloved Sylvia Park singing reindeer now serenade guests with 'Rudolf the Red-Nosed Reindeer' in te reo Māori. Crafted by the talented team at Chas Clarkson Christmas & Experiences, this immersive set incorporates over 3,220 baubles, 4,416 fairy lights, 14 trees, 272.5 metres of garland, and more. The set required 528 hours of work by expert builders and the creativity of five designers, showcasing a true labour of love that captures the spirit of a New Zealand Christmas. We’re excited to see families, friends, and even pets enjoy Santa's Hideaway this festive season. #Christmas #SylviaPark

    We’re thrilled to introduce Shahyad and Rupert, our new Centre Managers at Sylvia Park and LynnMall respectively. Excitingly, Shahyad and Rupert were both already members of the Kiwi Property team, working together at Sylvia Park before moving into these management roles. Rupert Coffey's background is in hospitality management, managing venues, wineries, bars and restaurants for over a decade before pivoting to the retail environment in 2021 to join the Sylvia Park team. Rupert says, "It is an honour to join the team at LynnMall, New Zealand's oldest shopping centre. LynnMall continues to be an important part of Auckland and the New Lynn community; it’s certainly a key part of Kiwi Property’s portfolio too. " Shahyad Asdollah-zadeh brings over a decade of experience in retail/property valuations and management, having previously held the role of Assistant Centre Manager at Botany Town Centre, Manukau Supa Centa, and most recently, Sylvia Park. As Helen Ronald moved into a new role overseeing the wider Sylvia Park precinct, Shahyad stepped up to take the lead on Sylvia Park Shopping Centre. Shahyad says, "It's a privilege to be holding the reins at New Zealand's largest shopping centre, with so many opportunities at every corner. I'm passionate about creating a welcoming environment for customers, supporting retail partners, strengthening community connections, and advancing sustainability initiatives."

    In honour of the Festival of Lights, our team came together yesterday afternoon to immerse ourselves in the vibrant colours, flavours, and traditions of Diwali. We enjoyed a spread of authentic Indian treats, lively music, and the artistry of a talented henna artist who shared her craft with us. Few things connect people like food, and there’s something special about gathering around a shared table that brings us closer together, celebrating the moments that matter to our people, our company, and our communities.     This Recycling Week, Sylvia Park, The Base, and LynnMall brought extra people power into their facilities teams to educate tenants, manage waste streams, and monitor recycling performance in our centres. Sustainability Managers have been on hand in the Recycling Centres to help tenants sort their waste and educate staff about the importance of recycling. It’s part of our ongoing activities to reduce waste going to landfill and year-round implementation of our ESG strategy across our portfolio.
