🥾🏔 We're off for a hike! 🏔🥾 Today marks the last day in the office for 2024 for Wayne & Karen (aka Wayno & Kaz). They're off on a hiking adventure around the South Island in honour of Karen's mum who passed away earlier this year. Included in their adventure, will be the Paparoa and Milford Great Walks. Wayne will be back in the office mid January 2025 and Karen will be back Monday 3rd February 2025. We don't expect much to be happening over this time, but if you're needing assistance, @lisabarton_adviser will be covering as Mortgage Adviser, and Chris Liddell (our fantastic Client Services Manager), will be monitoring our inboxes and processing any administrative tasks. 💥 GREAT NEWS! 💥 The Reserve Bank announced yesterday that they're cutting the Official Cash Rate (OCR) by another 50 basis points to 4.25%! 💰↘ Following the announcement, the main banks immediately dropped their interest rates. These interest rate changes should provide some relief as we head into the Christmas season. If you're thinking of making an offer on a property this side of Christmas, we recommend that you're realistic with your finance and settlement dates, and aim for January 2025 so that you're not disappointed! Currently the Wayne Henry Mortgages Team and the banks are all experiencing extremely high volumes, which is resulting in slower turnaround times and everyone is almost at FULL capacity for 2024. Some important dates to consider, if you're thinking of purchasing a property this side of Christmas - ☑ Current turnaround times across the main banks is anywhere from 6 working days to 12 working days ☑ Banks are prioritising 'live' applications over preapprovals ☑ Potentially if your application is submitted after Monday 9th December 2024, it may not be assessed until January 2025 ☑ If you're applying for a First Home Loan via Kainga Ora, they will be closed from 12pm Friday 20th December 2024 and re-opening Monday 6th January 2025 ☑ Banks will need your loan handovers to be submitted at least 5 to 10 working days prior to settlement - the amount of time they need will be dependent on whether the new lending is under a Trust or not ☑ Solicitors will be closing down over the Christmas and New Years period - so you'll need to check with your Solicitor as to when their last day is for processing settlements for 2024. Some solicitors have indicated Friday 13th December 2024 is the last day, while others have indicated Friday 20th December 2024 is the last day ☑ Banks will be on limited staff from Monday 23rd December 2024 to Monday 6th January 2024 When making an offer on a property, please be realistic with finance and settlement dates, and if you're currently waiting on a response back from the bank, please be patient, we're all doing our best! 🎆 Happy Guy Fawkes 🎆 It's that time of year again where we get to celebrate Guy Fawkes and to let off some fireworks. Just remember with all the loud bands and bright flashes of fireworks, Guy Fawkes can be a terrifying time for our furry friends. Here's some tips to help keep your furry friends safe and distracted from the sights and sounds of fireworks - ☑️ Keep your pets indoors - securing your pets indoors overnight will help reduce their stress and keep them safe (this includes your pet rabbits, guinea pigs, birds etc.) ☑️ Check your pet's microchip and ID tags - make sure your pet's details are up to date. If they get scared and run away, you'll be able to find them and get them back home ☑️ Feed your pets earlier - give your pet their evening meal before the fireworks start so they won't be too anxious to eat. 💲Can you keep your mortgage repayments the same? 💲 Interest rates are falling ↘️ so there is a good chance that you're going to be coming off a fixed term at a higher interest rate and refixing on to a lower interest rate. When interest rates decrease, and you're refixing, you can keep your mortgage repayments the same. This will mean that you'll be paying off your principal amount quicker and in some instances, creating a 'buffer' on your mortgage. For some, refixing at a lower interest rate and reducing your mortgage repayments may help, but if you're used to paying at a higher interest rate, and your household budget can afford it, you should consider keeping your mortgage repayments the same 💲.
