Waterfront II designed by JEMS Architekci is an example of a holistic and city-forming approach to creating space, the main goal of which is to inspire social interactions - to make this place truly vibrant. The harmony of private and public spaces, the counterpoint of greenery with development, the coexistence of diverse functions while having a really great look make Waterfront a gem in the context of contemporary architecture in Gdynia. This is already the second stage of this project, consisting of an office part (with commercial use of the ground floors) and a residential part. Jerzego Waszyngtona Street in Gdynia is a prestigious address. It was here, in the building of the Port Construction Office, that its main designer Tadeusz Wenda lived and worked. Currently, the building, dating back to the 1920s, is listed in the register of historical monuments. Before the architects of the JEMS Architekci studio began designing Waterfront II, they studied the existing architecture very meticulously to capture the common rhythm of the street's facades and arcades. The starting point for the departure was the pre-war building of Żegluga Polska from 1927, designed by Adam Ballenstedt. In order not to deprive the residents and users of the Waterfront of the view of valuable historical objects, architects created viewing axes in the development on “our” side of the street! While the central passage to the Waterfront area is an extension of Pułaskiego Street, the two side ones lead to the central parts of the facades of the pre-war buildings mentioned above: the former Port Construction Office and the headoffice of Żegluga Polska S.A. The development from Waszyngtona street creates the longest frontage of the new complex. It is a typical metropolitan development, with an official and elegant character. The office buildings are equipped with chic receptions; similarly, we expect that the restaurants that will soon open their doors here will be tastefully decorated. Waterfront in Gdynia is located exactly where the first pier was built in the 1920s, giving rise to the port and, as a result, to the incredible development of the city. But at that time, Gdynia was just a fishing village. The history of the development of this city can certainly be an inspiration for all of us. During the opening ceremony of Waterfront II, we had the opportunity to see that this history can also be an inspiration for artists. Arkadio performed an extraordinary rap dedicated to Gdynia. The performance was illustrated with unique photos documenting the beginnings of Gdynia. We couldn’t wait to thank all our Friends - guests of the grand opening of Waterfront II, our newest investment in Gdynia, for accepting our invitation. We were very pleased with the warm words addressed to the audience by the Mayor of Gdynia, Ms. Aleksandra Kosiorek. We would also like to thank other Representatives of the Gdynia Local Government, the general contractor - Budimex, the JEMS Architekci design studio and the entire Vastint Poland, especially JANUSZ Janusz Tybuszewski and Tomasz Okuszko, who did so much to ensure the highest quality of this project. The evening gala allowed us to travel to the depths of the sea - thanks to the dreamlike 3D animation, but also travel in time - to the very beginnings of Gdynia (about which Arkadio rapped so amazingly), and travel to the world of architecture. Here's a few more interesting facts about Waterfront II in Gdynia, which we were happy to open last week. The project is designed with a high ESG standard and in accordance with LEED certification criteria. The buildings feature energy-saving LED lighting, recycling systems, and an advanced Building Management System (BMS). Additionally, more than 25% of the site is dedicated to biologically active spaces. The ceremony was, as our boss Roger Anderson said, “an inspiring journey through time, which has shown how much this place has changed over the years – from the modest beginnings of a seaside village, through a period of dynamic growth, to the modern character that Gdynia represents today. Despite grey and rainy autumn weather Waterfront II is sooo green! The greenery design was developed by RS Architektura Krajobrazu, one of the leading landscape architecture studios in Poland, whose achievements include the design of the Vistula boulevards in Warsaw. In this project they have collaborated closely with the designers from JEMS Architekci. The greenery has been composed in a landscape manner through handpicking plants depending on where they are supposed to be cultured. Low greenery (hedges, mixtures of perennials and ornamental grasses, including seaside plants, ground cover greenery, lawns, flower beds and climbers) will harmonize with tall greenery - the trees already growing here have been preserved (maple, oak, hawthorn, plum) while the complex's tree stand will be enriched by, among others, red oaks, beeches and pines often found by the sea. The vegetation will undoubtedly encourage walks along the central passage between the office and residential buildings. The investment was designed in a high ESG standard and in line with LEED certification criteria. Over 25% of the area is designated for biologically active spaces, including green roofs that help avoid the "heat island" effect and slow down the runoff of rainwater. Both office buildings constructed as part of Waterfront II will offer users enormous flexibility in arranging the space, because in line with Vastint standards, they will be column-free. Designers from JEMS Architekci also provided an extremely aesthetic, modern visual form of the office buildings: the front elevations are completely glazed, while the rear ones are shaped more flexibly. The architects introduced visual insulation in the form of wooden window frames and narrow strips of colored glass. The spatial layout of the office buildings allowed for the arrangement of courtyards, streets and squares creating convenient passageways. They will be greened as provided in a carefully developed design. The buildings fit into the aesthetics of the existing development of the frontage of Washington Street. A kind of reference to the arcades in the historic building of the Navy Command are the ground floor columns widening upwards. The newly constructed office buildings with a total lease area of almost 16 thous. sq m. are equipped with a presentable entrance with a uniquely designed vestibule. The ground floors will be intended for commercial space.
