My husband and I spent two pleasant nights at this B&B, room 304, second floor of a lovely Venetian-style building in a quiet, typical Venetian street. Very clean and comfortable, with a coffee and herbal tea corner in the room. The owner, Ilaria, was really kind and helpful, both before our arrival and during our stay. It is about an 8-minute walk from Piazza San Marco and is close to the Arsenale vaporetto stop. Next to it is a small square with a pastry shop and cafe for breakfast in the morning and a splendid little restaurant convenient for dinner. We will definitely be back. Thank you

Booked the day before arriving, good price, very nice location in a quiet area and close to everything. Few rooms distributed over several floors; we stayed in a comfort double room. To get there from the station it takes a 40 minute walk through the streets of Venice (or by vaporetto). The owner was very kind and helpful in giving us directions and making sure we had the room ready for our arrival. There is free wifi throughout the hotel and a small internal garden with tables where you can have breakfast in the morning (not included in the price and not provided) or spend some time in the evening. There is a water kettle and a coffee maker in the room. To make it perfect I would replace the plastic plants in the garden with real ones and I would specify on the site that it is not a B&B as breakfast is not provided even with a supplement. If we return to Venice it will be one of our first choices.

We stayed 4 nights. Upon arrival we had to wait, with 2 other couples, more than half an hour because the receptionist was not present. He also gave us the wrong room. The following day he gave us the correct room: to call it faded is an understatement. The bathroom then had humidity and peeling plaster everywhere. There are not even the switch covers. Frankly I felt robbed. I do not recommend.
