Exciting news from ARAD founding member Upspace and its exemplar quality airspace scheme in Hoxton, which is approaching practical completion.

An insights-packed ARAD event yesterday, with Max Titchmarsh of MAX Architects (UK) kicking off with a walking tour of Bermondsey to discuss the local streetscape and what to look out for when considering a potential airspace site. Parul Scampion and Monica Khiroya of Fruition Properties then took to the terrace to discuss their innovative airspace scheme at 20 Crimscott Street including design & planning, steel frame solutions and fire safety. A warm welcome to the newest ARAD member Edward Keeling - Albion Airspace. Albion is a new developer creating beautiful new apartments with a particular focus on developing above traditional terraced buildings where new housing can augment existing heritage. Edward comments: "New airspace development must be collaborative, reflecting the stewardship role of the developer and owner, alongside new and existing residents", fitting with ARAD's ethos that airspace should provide win-win outcomes for all stakeholders.

The new development has provided exemplar quality housing while breathing new life into an existing block, showcasing how airspace can provide a win-win solution for all stakeholders.

The event highlighted insights on advancing modern methods of construction by keynote speaker Jeff Endean from Cast Consultancy. There was much coverage at UKREiiF and in industry news about the UK’s continuing housing crisis, with the Architects’ Journal announcing its support for the Architects’ Action for Affordable Housing. From a commercial perspective more developers are looking to maximise the potential of their assets, particularly within constrained city sites, by adding additional storeys on top or over existing buildings. Vertical extensions, or airspace developments, open up opportunities for more affordable housing purchases and residential rental opportunities, as well as commercial development for major landlords and developers alike. While a site may achieve planning permission for additional storeys, the technical viability must be considered to assess cost and buildability. If these rights can become more flexible and widely applied, they should incentivise applications to redevelop and densify existing residential plots.
