Planning Approved!⁠🙌⁠ ⁠ We're thrilled to receive planning for this HMO development in Thame. ⁠ ⁠ The upper parts of the existing property had already been converted to a 3 bed apartment through class G, and we have now got permission to construct a Hip-to-gable and dormer loft extension to the rear roof, to turn the current flat⁠ into a 5 person HMO!⁠ ⁠ This project will include solar panels, an air source heat pump and slimline underfloor heating throughout to make it as sustainable as possible. ⁠ ⁠ #hmo #planningpermission #propertydevelopment

Another highlight of our year was the completion of Rostrevor Road, which we completed in June! The property was structurally sound, but in a very dated condition. Our client came to us wanting to extend and refurbish throughout, to then sell on once complete. The current property had a very small existing basement, which we extended out to the front of the property which formed a TV Snug/Bedroom, and into the rear into the garden which formed the new kitchen/dining area. We installed a new walk-on rooflight within the extension which then formed the terrace above for the playroom. On the first floor, a principle bedroom suite was created, with the bathroom shifting across to form a study. On the second floor the layout remained the same, creating two further double bedrooms and the main bathroom. We then converted the loft space adding in two dormers and two rooflights to the double bedroom and en-suite. A look back at another one of our stand out projects from 2024 - Elsham Road! We worked with @leufroydevelopments to convert this into 10 units comprising of studios and 1 bedroom flats. This involved: 👉Extending on the ground and lower ground floor 👉Mansard loft extension 👉Huge internal alterations This property is 19th century mid-terraced block with 4,230 sq ft of living accommodation, situated within the Royal Borough of Kensington and Chelsea. Another one of our favourite projects this year was our Trinity Road project! We completed this project in early 2024, completely transforming this property in Wandsworth. Our client, @saha_properties, wanted an emphasis on light and space, with our design arranging the accommodation over four principal floors, with generous entertaining and reception space on the two lower floors including a fabulous formal drawing room at the front of the house with high ceilings, ornate ceiling cornices, a deep bay window, cashmere broderie parquet solid flooring and a period fireplace with a marble surround. Part of the project was to extend the existing basement out to form space for a huge reception room, wine room, study and courtyard, amongst other essential spaces such as the utility and plant room. We also extended out on the first floors, forming two double bedrooms which lead out onto the balcony. Above that, we then formed a stunning principal suite, with steps leading up from the principal bedroom into a dressing room and large en-suite bathroom with Lusso stone sanitaryware. As most of us finish for Christmas, we want to thank our team for all their hard work, and all of our lovely clients who entrusted us with their amazing projects!
