🌟 Exciting News! 🌟 After nearly three years of dedicated effort, we are thrilled to announce that we have secured #planning #permission for our #eighth Paragraph 84e, #Countryside #House of #Exceptional Quality! This achievement was granted under delegated authority from Bassetlaw District Council. Nestled within the #historic grounds of a former kitchen garden and surrounded by four #listed #buildings, this project has been a labour of love. Our journey began in late 2021 when the client approached Axiom Planning. Following a comprehensive initial #appraisal, we crafted a robust strategy that has now come to fruition. This project is set to deliver a remarkable 35% uplift in Biodiversity Net Gain around the house, and an astounding 190% BNG uplift across the wider site area. 🌿 We collaborated with The Design Review Panel, ensuring the inclusion of heritage expertise to strengthen our submission. Their unequivocal support earlier this year was a significant milestone ahead of our planning application. We are delighted to announce that Tewkesbury BC approved our latest Paragraph 84e Countryside House of Exceptional Quality this month. We've now secured six Paragraph 84e homes since our founding in 2020. It has been a remarkable team effort involving among others, Hawkes Architecture Ltd and DLA Landscape. Unlike most applications involving only the Local Planning Authority, this project enjoyed the additional complication of satisfying the County Council as Minerals Authority, for this project is located within a quarry. Regardless, our tenacious and detail-oriented approach secured a successful outcome. Class Q and Class R Permitted Development Changes are coming into force on the 21st of May 2024. Class Q Changes Summary: - The maximum floorspace allowed for each dwelling will reduce from 465sqm to 150sqm. - The maximum number of dwellings that can be created under Class Q will increase to 10. - The combined maximum floorspace allowed for conversion will increase to 1,000sqm. - Extensions will now be allowed - Buildings that are no longer part of an agricultural unit are now included. Transition arrangements exist for Class Q developments permitted immediately before the 21st of May 2024.
