St Albans City and District Council On Thursday 28th November, St Albans City and District Council considered the responses to the Local Plan Regulation 19 Publication. The overall message was that there were no ‘show stoppers’ or ‘red flags' identified that fundamentally altered or stopped the progress towards submission of the draft Local Plan under Regulation 22. Therefore, the Council submitted the Local Plan on the 29th November to the Planning Inspectorate for Examination. As previously highlighted (https://lnkd.in/e4fFfWtS), this expedited timetable is seeking to progress the Local Plan under the current NPPF, which means a lower housing land requirement. We will now wait to hear when the dates of the Examination sessions are set. If the Local Plan is found sound and can be adopted, this is currently scheduled for April 2026. However, there are still many potential hurdles to this new timetable being achieved. #stalbanscity #localplan #strategicplanning

Development Projects Across Torbay Bell Cornwell has considerable experience of development projects across Torbay and, as a result, we have a strong grasp of the complex issues facing the area, which include regeneration and tourism renewal, housing undersupply and the implications of the many European and environmental designations that affect the coastal areas. The team at Bell Cornwell is currently acting for a number of clients in Torbay and advising on housing schemes (major and minor), commercial sites, tourism and hotel developments and heritage matters. We provide a full range of planning services, including site appraisal work, the progression of planning applications and appeals and site promotion as part of Local Plan updates and reviews. If you have any land interests in East Devon, do contact our Exeter team for advice. See the post below from Partner Iestyn John for further details.
Planning in East Devon Over recent weeks, and as part its new local plan, East Devon District Council has been meeting to allocate land for future housing and employment development. The team at Bell Cornwell Exeter has been closely involved in this process, presenting to committee on behalf of a wide range of clients, on over 20 sites covering the length and breadth of East Devon, including at the main towns and the sustainable villages. This work has helped our clients to secure allocations for many hundreds of homes as well as for new employment space. Bell Cornwell has an extremely good handle on planning matters in East Devon and across Devon. Given the forthcoming changes that are likely to arise with a new NPPF (which is expected to increase housing requirements) there will be plenty of opportunity to promote land right across Devon. If you have property interests in the area and need planning advice, we would be delighted to talk to you. Iestyn John Daniel Rogers Amy Roberts Peter Thomas Bell Cornwell LLP Planning Consultants

GNS for Andrew Boothby 📰 📢 Exciting news: Appeal success for mixed-use development in Kings Langley, Hertfordshire! 🏙️ We're thrilled to announce that our appeal has been granted for a six-storey mixed-use building in Three Rivers District, comprising: 🔔 244 sqm of retail space 🔔 36 flats 🔔 Off-site contribution towards affordable housing Despite initial refusal by the council due to concerns over height, mass, and visual prominence, we successfully argued that: 1️⃣ The scheme would integrate well with the area's context, which includes several large buildings. 2️⃣ The site's location adjacent to the train station justifies a higher-density development. 3️⃣ Three Rivers' lack of a 5-year land supply should carry significant weight in the planning balance. While the Inspector found the scheme would cause moderate harm to the street scene, they concluded that this was outweighed by the benefits of 36 new homes and the affordable housing contribution. This case highlights the importance of considering local housing needs and ensuring the key considerations are balanced in making planning decisions. We're pleased to have contributed to addressing the housing shortage while creating a vibrant, mixed-use space. If you have similar projects or need any advice, contact us and we would be delighted to assist you.
