  • Discoloured drinking water should always be a cause for concern to building operators. 💧⚠️ Cooper Homewood are the M&E design consultants for the refurbishment of one of Southampton’s oldest buildings. During our M&E surveys, we found brown water being drawn from multiple sinks, basins, and baths. This is a clear indication of an underlying issue that needs immediate attention. 🔧💦 The cause of discolouration can often stem from corroded plant and equipment or aging pipework. In this case, investigations pointed to a potential issue with corroded pipes. After the enabling works and strip-out, we were able to confirm that the system was suffering from galvanic action on the distribution system. What is galvanic action? ⚙️ Galvanic action occurs when dissimilar metals, such as copper and steel, are in contact with each other and water, causing accelerated corrosion of the more active metal. In this steel pipework system with copper runouts, the steel pipework becomes the anode, corroding faster, while the copper acts as the cathode and corrodes more slowly, leading to the formation of brown water. 🟤 To prevent this corrosion, a non-conductive break, such as a plastic spacer or dielectric coupling, can be introduced to interrupt the corrosive reaction. However, in this case, the corrosion is excessive, and a complete system replacement with a single pipe material may be required for a long-term solution. 🔄🔩 Cooper Homewood are currently working on several change-of-use and refurbishment projects.   • ❄️⛄️ Air Conditioning System Phase-Out Alert! ❄️⛄️ Starting 1st January 2025, air conditioning systems with a Global Warming Potential (GWP) over 750 will be banned from sale. This includes systems using refrigerants like R410A, marking a key milestone in the phase-out of one of the most used refrigerants. Since 2012, manufacturers have increasingly adopted R32 for heat pumps and air conditioning systems and here’s why. ❄ Lower GWP: R32 has a GWP of 675, significantly reducing its environmental impact compared to R410A. ❄ Improved Efficiency: R32 systems typically offer higher efficiency, leading to lower energy consumption and reduced operating costs. ❄ Future-Proof: R32 is readily available and widely supported by manufacturers, ensuring long-term viability. However, upgrading from R410A or R407 systems to R32 isn’t a simple swap. While retrofitting is possible, it often requires extensive modifications to system components. In most cases, it’s more efficient and cost-effective to install a new system designed for R32. 📣Developers and building owners can we help?     Honouring History, Shaping the Future We are proud to be part of the transformation of The Cathedral Hotel in Salisbury – a project that blends heritage with innovation. Recently, an incredible discovery was made during the early stages of redevelopment: a tribute to the workers who secretly built Spitfire components in Salisbury during WWII. This tribute, now displayed in the hotel’s window, will eventually take pride of place in the proposed rooftop bar – a space designed to offer stunning views of Salisbury while preserving the building’s rich history.   • 💻COBie Data Training🥳 The design team have been working on several, BIM projects and the completion of COBie data has been an exercise that hasn’t always run smoothly. Last week we partnered with Man and Machine in our Whiteley office for COBie training, tea, biscuits and good debate 📣. The training covered several different areas including, classification, data usage, confirming the type of service for fee proposals and technically delivering COBie efficiently and accurately for our clients. There was good debate 📣regarding assets that should or shouldn’t be included in COBie. For example, M&E components that don’t have moving parts or parts that need replacing, such as pipes, ducts and cables. What’s your thoughts on this?     ✨Portugal Road, Woking✨ It was a cold and crisp morning, but this didn’t hinder the efforts of the Construction Team at Portugal Road in Woking. The blue skies offering some optimism for brighter days to come. The build is coming along, and this is a good opportunity to acknowledge our fantastic partners ⭐Countryside Partnerships, MHA Architects and Abri Group for their hard work and dedication on this project! Together, we're making a difference in the Woking community. Block A & B are almost ready for the timber frame third floor, which is a great milestone to achieve. The building site is constricted but Countryside Partnerships have it well organised and managed 👏🏻. Interestingly, this one is the last of our projects to be designed against old Part L Building Regulations. The project will include systems such as: ·        Photovoltaic panels ·        Gas fired combi boilers for heating and hot water ·        Boosted Cold Water Service ·        Townsfed PPP sprinkler system ·        Building smoke ventilation system The M&E install will commence in February 🚀and Cooper Homewood will be supporting throughout the construction stage with regular site inspection attendance.
