HMO MINI MAKEOVER... We've worked our cotton socks off this last week. A lot of 10 to 12 hour days for a fast turnaround on this HMO mini makeover in Liverpool, swapping it from student let to professional shared living. All done on a very modest budget as it's operated on a Rent to Rent model. We made the most of the furniture already there; recovering headboards, vinyl wrapping the drawer tops and a desk; adding feature walls, including wood slat paneling in the communal lounge, rugs, artwork, mirrors, lamps; then dressing with a few accessories. Sadly I couldn't change the blinds. I think you'll agree it's quite a transformation (despite the blinds 😄). From drab to fab in a matter of days. Lots of enquiries generated instantly on posting the listing for the property too 👌🏼 Eye-catching properties generate more interest meaning fewer voids and a better calibre of tenant. FURNITURE RENTAL... Can short term rental of our furniture really boost the visibility, appeal and perceived value of a property on the market?...Sure it can. Here's why... * along with professional photography, it makes the listing jump out of the screen when scrolling through property portals like Rightmove and Zoopla, encouraging viewers to click through to see more. You have seconds to catch their eye. * it shows viewers how the space could be used and what will fit (not many can visualise furniture in an empty room and judging from the 4 furnished HMO properties we've just worked on, where all the rooms were poorly laid out, not many can position furniture either 😄). * the styling and finer details speak to the prospective buyers, encouraging an emotional connection with the property, which is a big win towards an offer being made. * it highlights the good parts and distracts attention from any less desirable parts. * it sets your property apart from all the empty white and grey boxes on the market, making it memorable when prospective buyers attend numerous viewings. * if a prospective buyer has the choice of several potential properties, they will probably offer low - they have other options if you decline it. If you make them want your property, they are more likely to offer what you want or more. The big housing developments always have a show home. TAILORED DESIGN... In order to create a harmonious flow throughout a staged property I like to work with, and enhance, elements already in place. Take this beautiful, newly renovated bungalow we recently furnished and dressed for Nicky Russell , with its sage green kitchen and front doors. We used this same colour in all the rooms as a thread to connect them, adding a pop of orange in lounge, bathroom and kitchen for drama and depth, keeping the bedrooms calm and serene in the sage green and grey. INTERIOR DESIGN... I was challenged by a local community to revamp their very dull village hall, currently painted completely magnolia with nothing to cover the windows. The space is used by a variety of people/groups for numerous purposes so it had to be multifunctional. As with all community projects, we had to be mindful of the budget so I created a mood board for them to implement and execute themselves. My solution focused on the walls and windows, keeping the floor area free for the various room set-ups they require. A bold, quirky scheme with fun, warm colours and shapes, relatively simple to execute on a budget. Panelled walls and salvaged picture frames create interest, along with colour-blocked painted shapes. The roller blinds in coordinated colours would be made to the required higher fire rated contract standard.
