With 2024 having drawn to a close, we’re reflecting on a remarkable year of growth, creativity, and collaboration across our studio spaces. Last year saw exciting transformations that have brought fresh energy to our communities and a new look to many of our studios. • At #Netil, we doubled our resident community with the expansion into the neighbouring building, paving the way for a fully connected ecosystem in 2025, while Netil Market welcomed a wave of inspiring new brands. • #HackneyDownsStudios continued to thrive with vibrant new additions to the courtyard, creating an even more dynamic atmosphere. • #LocksideStudios launched in Hackney Wick, establishing itself as a flourishing hub for design and fashion. • #CornerstoneStudios has grown as a hub for innovation in design and fashion, driving Camberwell’s creative spirit. • Over at #SunburyWorkshops, our resident community continues to diversify, leading the way in art, design, wellness, and beauty. • And down in Plymouth, #AlmaYard saw ever more residents pushing boundaries in design, architecture and communications. • #LightStudios transformed into the thriving hub of innovation and collaboration that we know it as today. Thank you to everyone who has supported us — from visitors and collaborators to those who’ve engaged with the incredible work produced within these spaces. Your enthusiasm and creativity are at the heart of everything we do. Now in 2025, we can’t wait to see how our spaces evolve and the inspiring projects that will come to life within them. We were thrilled to welcome Dame Meg Hillier, MP for Hackney South and Shoreditch, to #NetilCorner, our newly opened studio space in Hackney, just before the Christmas break. During her visit, we showcased how we’ve reimagined this once-abandoned WeWork building into a hub for industry-leading creative brands and businesses. From bespoke studio spaces designed to reflect the individuality of our curated community to thoughtfully developed communal facilities such as rooftop saunas and break out spaces with panoramic views of London’s skyline, it was a great opportunity to show off how workspace should be designed to inspire innovation and collaboration. Dame Meg Hillier met with a number of our remarkable residents, including: • TAG Agency, a pioneering organisation connecting underrepresented young Londoners to opportunities in the creative industries through partnerships with major brands like CoppaFeel! and Spotify. • Kate Dawkins Studio, an acclaimed creative force behind events such as D-Day 80, The Royal Edinburgh Military Tattoo and the opening and closing ceremonies of the London 2012 Olympics. Her visit highlighted the importance of spaces like Netil Corner in fostering creative businesses that not only define London’s creative identity but also champion inclusivity in the industry. As we celebrate the 15-year anniversary of Netil House this year, we’ve been reflecting on how the building has evolved during our time here. Once a derelict corporate office building, the space has gradually developed into a dynamic ecosystem of creative leaders, with individuals in a range of industries working at the forefront of London’s creative scene. With the addition of over 100 new spaces in the new Netil Corner extension, which has almost doubled the size of the Netil community, we’ve taken this moment to look toward the future. How can we ensure that the community stands as a key figure in London’s dynamic creative scene? It’s why we’re transforming Netil House with our Membership model, creating a more collaborative creative ecosystem, which aims at bringing in a new concept of flexible workspace — offering integrated and best-in-class creative services, hospitality offerings and more flexibility for residents. Lockside Studios is officially open. 24 new creative studios and workspaces (including several retail spots, tattoo studios and a café) have arrived in Fish Island. Our current residents, innovators and trailblazers from all corners of East London’s creative industries, have spent the last few weeks refining their spaces — from office-based creative businesses to podcasting and editing suites. Why are fit-out projects such as offices, workspaces and studios so wasteful? Creating beautiful studio spaces and curating the communities within them all begins with our Development & Design team, who look at an existing space and reimagine how it can be inhabited by London’s creative leaders. Whereas for some spatial developers and designers this may mean starting from scratch, our team put reuse at the heart of their work. Alongside custom furnishings and precisely curated interior choices, we look at how we can repurpose what is good quality to avoid waste. At Netil Corner, the site was left with a whole range of materials that we have been able to reuse across the site, as well as at our other studios. Anything that we don’t require has been given a new life or donated to other construction projects to keep the building’s economy circular. #eatworkart #materials #construction #newmaterials

This opportunity is open to curators and artists living in East London who can easily access the space. We’re particularly interested in groups that will engage with the local community in the studios and surrounding areas. Priority will be given to those who cannot typically afford exhibition space and creatives facing challenges and barriers reaching the next stage of their career. HOW DOES IT WORK? In exchange for free exhibition space, participants are expected to fully utilise the space and organise public-facing events, such as workshops, talks, or performances, as part of their residency. Applications must be submitted as a group. HYPHA STUDIOS Hypha Studios is a charity that connects creatives with vacant spaces to foster cultural hubs for local communities.
