We're incredibly proud to have been involved in this flagship, 80 apartment extra care scheme on the site of the former Spire Hospital in Whalley Range. We have advised Great Places Housing Group and had the privilege of submitting the application on behalf of not only our client, but those in the LGBTQ+ community. It's so important to provide an inclusive communal environment where people feel free to be themselves in older age. We're also happy to propose a neighbouring residential block for 40 much-needed shared ownership apartments. 🌟 Project Completion Announcement! 🌟 We are thrilled to announce the successful completion of the £4.5m Woodland Gardens project with our client, Hive Homes! 🏡 This is our first collaboration with Hive Homes, a partnership rooted in our shared vision of delivering high-quality housing. The project in Bolton consists of 28 two and three-bedroom homes, including detached, semi-detached, and mews styles—all available for market sale. Each home boasts a private garden, individual parking, and a modern, energy-efficient specification to meet enhanced thermal and energy requirements. Key points of new AGMA planning policy from an energy / sustainability perspective; 1. The energy hierarchy (similar to GLA london plan) appears to have been adopted 2. Expectation is to Be Net Zero now, from adoption 21-03-24. 3. Any residual CO2 above net zero will be chargeable through a carbon levy. (GLA use £95/tCO2 residual for 30 years). 4. From 2025 calcs will include Regulated and Unregulated energy within the calculations. 5. Emphasis on connecting to a DHN following the “Heat and Energy Network Opportunity Areas” document 6. Any resi development of 10 units or more or non resi over 1000m2 will need consideration of district heat network connection 7. BREEAM Excellent Energy Ene01 credits applicable now rising to BREEAM Outstanding Ene01 credits from 2028 8. The space heating and HW targets are quite specific and we’re currently checking outputs against this standard – it may rule out certain energy solutions (direct heating etc) 9. Interestingly even if installing a heat pump solution there appears to be an expectation of 20% ground floor area as PV installed, rising to 40% in 2025. 10. Whole embodied CO2 is referenced but cannot see a date for implementation yet. It’s more rigorous standards which will need to be priced onto all new developments with early input needed to address the correct solution. Give Energy Counsel a call if need any help.
