James Tickle recently had the pleasure of attending the opening ceremony of the new St Clements Surgery in #Winchester – a wonderful new development by Assura plc. The official opening saw a strong turnout from GPs, patients, NHS staff, the design and construction teams, representatives of Assura and other partners and colleagues from the entire design and construction team. We were excited to be an intrinsic part of ensuring that sustainability was a key focus in the scheme’s design incorporating: ~ All-electric operation ~ Air Source Heat Pump (ASHP) ~ Heat Recovery Ventilation ~ LED lighting with intelligent control ~ Roof-mounted PV panels This project is particularly noteworthy as city-centre sites for healthcare developments are rare, with most new facilities usually located on the outskirts of towns. It’s great to see such an important addition right in the heart of Winchester, ensuring improved access for the local community. The 18,015 sq ft high-tech innovation centre is a hub for manufacturing innovation and customer interactions, forming part of the established Sandvik Coromant Center global network. The purpose-built building is located on the A456 Manor Way in #Halesowen, where Sandvik has been based since 1958. The scheme was unlocked by a £5 million investment from the West Midlands Combined Authority and benefits from strong sustainability credentials to include BREEAM ‘Very Good’, EPC A-rating and features including photovoltaic roof panels, rainwater harvesting and 26 EV car charging points. We are pleased to announce the successful completion of the Compton Place Business Centre project.🏗️🎉 This development began with the demolition of existing structures, making way for the construction of a 21,490 sq ft industrial warehouse unit. The new warehouse features a robust steel frame, complemented by glulam and timber mezzanine flooring. The structure is further enhanced by built-up cladding, providing both protection and aesthetic appeal, and is finished off with bird and bat housing, a loggery, and a well-landscaped area between the unit and the nearby houses. The works also included the creation of a new access point to the south, complete with a concrete services apron and permeable parking areas to support sustainability. Surface drainage has been carefully designed to direct runoff to attenuation tanks, equipped with flow control discharge systems, ensuring environmental protection. The project also included the installation of external plant areas and a bike shelter, complete with timber cladding and a green roof. With all works now complete, the Compton Place Business Centre stands as a modern, efficient, and environmentally responsible unit, ready to serve its future occupants and well on the way to achieving a BREEAM Outstanding rating. It’s green light and ‘go’ for Catalyst Bicester Phase 4 – a further 128,000 sq ft of high-quality employment space in three distinctive and highly sustainable buildings at Albion Land’s Oxfordshire technology park. Planning permission was granted by a unanimous decision of Cherwell District Council’s Planning Committee last night (Thursday 16 January). Simon Parsons, Director of Albion Land said: “This is a great result for Bicester, for Oxfordshire and for all of us focused on growing the high-skills engineering and technology industry in the region. These bespoke new buildings will provide outstanding workspace for companies who want to join the Catalyst Bicester success story and benefit from everything Albion Land is doing to enhance the Bicester technology ecosystem. We’re delighted with the planning permission and keen to get going so that we can bring these buildings forward to meet the strong levels of occupier demand.” The three new buildings represent Phase 4 of the masterplan for Catalyst where 8 buildings are already complete and let to advanced manufacturing, R&D and design companies including Evolito, Tesla and Yasa. Catalyst also benefits from having Holiday Inn Express and David Lloyd Leisure within the development and providing attractive amenities for employees. Phase 4 represents a further investment at Catalyst of more than £55 million and could generate in the order of a further 500 jobs depending on the ultimate users that occupy the space. Construction of Catalyst Bicester started in 2021 and Phases 1 and 2 are fully built out and let with Unit 8 (38,710 sq ft), the final building in Phase 2, only completed in the autumn and already leased to an international advanced-engineering and design business. Phase 3 at Catalyst will be developed in 2025 to provide a further 110,000 sq ft in 5 buildings then, Phase 4 will follow on unless occupier requirements require that the programme is accelerated. Demand is, in part, being driven by the growth of Oxfordshire’s innovation and technology sector and equally by the quality of Catalyst Bicester’s location and amenities and its position within Oxfordshire’s tech and engineering ecosystem. The three buildings that make up Phase 4 will occupy the site fronting the A41 and opposite the Holiday Inn Express. Quod (planning Emma Lancaster) and Cornish Architects advised Albion Land on the Phase 4 planning application.
