🔍 Did you know? In the charity and voluntary sector, your organisation may encounter a process known as alienation – the transfer of a property lease to another tenant when the original tenant no longer needs the property. 🏢➡️🏢 Alienation typically occurs in two ways: 1️⃣ Assignment – transferring the lease entirely to a new tenant. 2️⃣ Sub-letting – allowing another tenant to use the property while the original leaseholder remains responsible. Whether you're adjusting space for growth or making the most of unused property, understanding alienation can help you make informed decisions and avoid unexpected responsibilities. 💼✨ Want to learn more about managing property in the charity sector? Corporate partnerships can be strange and wonderful beasties with a special alchemy all their own. Get it right and everything flows with big win-win synergies in both directions. Note to voluntary sector CEOs: never under estimate what we have to offer the private sector. And the wiser commercial heads know this. I am delighted that Charities Aid Foundation (CAF) Bank and Ethical Property Foundation (EPF) are continuing our learning partnership, as we look to expand our online property advice and education. The voluntary sector is currently operating in a very tough and highly regulated environment, balancing decision making about their bricks and mortar with often distressing, not to say soaring levels of human need: and all this in uncertain economic conditions. EPF's mission essentially, is equipping the UK voluntary sector business with property knowledge. It is this, even more than money, which builds property confidence and calm, sustainable decision making. This is why there is a spring in my step this afternoon, because working with good, well-informed people like the team at CAF Bank can make such a difference in our world.
