Reason number 3746251 to have an agent if you're a landlord... sneaky bits of legislation that don't get publicly announced! Katie Hatten was on a training course recently when a new bit of legislation popped up! Landlords and tenants will be required (from 14th May) to have ani-money laundering checks and checks for sanctions and this will be enforceable by law. The more you know... #FodenProperty #Landlords #PropertyAdvice

Answering your comments again over on 'the other app', where we were chatting about the upcoming Renters Reform. The full comment was: "I think that's the point. if you are renting a 3 bed house, you are most likely a family and will be looking to buy eventually. Those in the property market are nervous. Things aren't easy anymore." We completely agree, it can be incredibly difficult for families who are renting, to buy. Saving up a deposit can feel impossible. Particularly as house prices and therefore deposits, rise. We do have a video planned in the new year, where we'll go through some of the options available that can help! #rentersreform #propertyadvice

You might see the term 'Cash buyer' when you're selling your property... but what does it actually mean? A cash buyer is someone who doesn’t need a mortgage or any other type of loan to buy your property - they have the funds ready to go. Sounds like a dream, right? Selling to a cash buyer often means fewer delays, no risk of a mortgage falling through, and a quicker process overall. However, it’s still important to do your due diligence and ensure the buyer’s funds are verified before proceeding. Whether you’re buying or selling, we’re here to make the process smooth and straightforward. Get in touch to find out how we can help! #FodenProperty #CashBuyer #PropertyAdvice

If you've ever looked at property listings, you’ve probably come across the term 'chain-free.' But what does it actually mean? A chain-free property means there’s no onward chain - essentially, the seller isn’t waiting to buy another property before they can move out. This often applies to vacant properties, new builds, or homes being sold by landlords or those downsizing. For buyers, this can make the process quicker and less stressful since there are fewer people involved, meaning fewer opportunities for delays or complications. Any other terminology relating to property you'd like us to explain?

Quick top tip for those of you viewing properties as the evenings get darker, sooner. Obviously most of us are going to view properties after work in the evening, but try and arrange viewing for daytime hours or if possible pop back and have another viewing when it's light. Ambient lighting can hide a multitude of sins, you really do need to make sure you've got a feel for the place both during the day and the evening.
