    Research from RESET® suggests that over the lifetime of a building, the embodied carbon from interior fit-outs can be far greater than the building's structure. 🟢 With renovations approximately every 8.5 years, a typical building undergoes 5.9 fit-outs over 50 years, resulting in emissions 32% higher than Core & Shell. 🟢 And with office leases averaging just 2.5 years, emissions can rise up to almost 4x higher than Core & Shell.     👻 A Flooring Horror Story - the scary aftermath of using wet adhesives to install flooring ... 🎃When the carpet tile came to be replaced, it proved to be a messy, grueling and time-consuming job to pull it up and rectify the damaged sub-floor before the next install. 😥The carpet? Probably too contaminated to be reused or easily recycled. 😩And even more terrifying? Even after all that, the new flooring was installed using adhesive AGAIN, creating the same problem for the future.     Couldn't agree more with this, but I think you can take this even further. Yes these practices can cause a lot of waste and furniture hire would certainly help reduce this. But what about looking at other products for other aspects of the "pre-furnished" space. Morph Bricks Ltd could be used to create partitions and rooms or "bespoke" aspects of the installation such as reception desks or tiered seating areas. Not only can all the items be reused later in other projects but the installation would be much cheaper and quicker and less disruptive to neighbours. This could be completed either on a rental model or the landlord could own the assets and simply move them from one site to the next. Or possibly the tenant may want to rent the walls and furniture from him or the contractor, giving them an additional revenue stream. Another example would be to use the magnetic fixing system from IOBAC to fit the flooring so it can be reused later. Possibly the flooring could be rented or leased as well, and the future tenant again has the option of using these products when they move in. There are lots of options out there which would allow us to rethink the models we use to create the built environment and make changes that will help us create a truly circular economy and boost carbon savings, we just need to start thinking outside the box a bit more.

    Pre-furnished office spaces are a complete waste of money. Ok, so thats probably pretty broad-brush, but hear me out... CAT A+ or plug & play or pre-furnished space or whatever you want to call it is becoming a huge thing, especially in London. Landlords are fitting out space speculatively, in the hopes that it attracts tenants more than a vacant and empty property. And don't get me wrong, some of the spaces out there are spectacular. But unfortunately, one size doesn't fit all. And from the conversations that we have been having with brokers, landlords and tenants alike, there is a common theme - there isn't the flexibility to change it if it doesn't suit. What if the tenant needs more collab space, rather than desks? Or you'd prefer a soft meeting space rather than a meeting table? Or you need phone booths within the space? The issue this is creating for landlords is that they have to then put this furniture into storage, move it to another property or try and flog it on the second-hand market. A complete logistical pain in the neck and an expensive problem to fix. This is where our furniture rental scheme works so well. Minimum term of just 3 months, option to purchase at any stage, wide range of furniture in pre-curated styles, dressing packages including plants, art and accessories. Option for the tenant to take on the rental or be managed via the landlord. So there you have it. Flex it with Fluid

    Most people will be familiar with BREEAM certification, but how about DREAM? Defence Related Environmental Assessment Methodology (DREAM) is the UK Ministry of Defence's version of BREEAM, designed specifically for the new build and refurbishment of defence related buildings such as aircraft hangers and barracks. Interior design factors given for consideration include day lighting, thermal and acoustic comfort, and air quality. It also states that flooring and its installation should have no or low VOCs so specifying adhesive-free installation can play an important part: ✅by eliminating the VOCs associated with traditional adhesives and tackifiers. ✅by being a low VOC option itself.
