Investment into the UK’s Single Family Rental sector in 2023 soared to £1.9bn, up fivefold from 2022. 🤑 Knight Frank’s 2024 analysis also reported on investors' plan to commit a further £17bn of capital over the next five years. 🚀 This could translate to the delivery of >60,000 homes. 🏡 🏠 🏡 A key driver identifying these flows was the increasing number of partnerships between house builders and those specialising in Build to Rent. The biggest office-to-residential conversion in the US is hitting the market with 1,320 apartments. After a two year conversation this 55 year old building, originally built to house computers, will now house several thousand new residents alongside; ✅ home offices ✅ private bowling alleys ✅ two pickleball courts ✅ a karaoke room ✅ two swimming pools ✅ a Himalayan salt room ✅ not forgetting "panelled appliances and in-unit washer-dryers"! ❤️ This project is the first in the US to take advantage of large tax reducing incentives to encourage the converting of offices into residential spaces. The efficiency paradox in appliances: Why energy-efficient alone isn't enough for true sustainability. Have you noticed that your energy-efficient appliances aren't saving as much energy as promised? There's an interesting economic concept called the Jevons Paradox that explains why - when something becomes more efficient, we often end up using more of it, not less. Here's something to think about: homes are responsible for about two-thirds of global greenhouse gas emissions, with people's houses using 20% of the world's total energy. The Department of Energy has found something concerning: while energy-efficient appliances help save money on bills, they've created new problems. These appliances don't last as long as older models, and their warranty coverage has dropped from 10 years to just 1 year. Take LED lights as an example. Even though many people have switched to these more efficient bulbs, we're not seeing big drops in overall energy use for lighting. Why? Because when lighting becomes cheaper to use, people tend to use more of it. The costs we don't see right away are adding up. Appliances breaking down more often means more repairs and more frequent replacements. This creates a cycle that hurts both our environment and our wallets. If you manage properties, here's what you can do to make a real difference: Look at how much appliances cost over their entire life, not just their energy ratings...
