It was great to see so many of our sub-contractors this morning at our annual business update. It also gave us the opportunity to present the following awards: Customer Services Sub-Contractor of the Year went to JJ Harrison PVC Products Ltd, Supervisor of the Year was Ben Pearson of Belleair Landscapes and Sub-Contractor of the Year went to Wyder Engineered Timber Systems. Kellen Homes, in partnership with Great Places Housing Group, is inviting local community feedback as it prepares a Reserved Matters application for the Mirrlees Fields proposals. The development, which received outline planning approval in January 2024, will deliver 100% affordable housing comprising Shared Ownership and Rented Properties, supported by grant funding. Additionally, the development includes over 18 hectares of publicly accessible open space, which will be managed and maintained by the Land Trust, for the local community's benefit in perpetuity. As Kellen Homes prepares its Reserved Matters application, which provides specific details such as the appearance, layout, scale, and landscaping of the overall development, we are now seeking public input to shape the final plans. A two-week consultation period is now open from Monday 28 October to Monday 11 November 2024, allowing the community to provide feedback on various aspects of the project, including housing design and plans for the publicly accessible open space. A partnership of Greater Manchester Youth Federation and Kellen Homes alongside Great Places Housing Group, Sigma Capital Group Limited and Centrepoint have signed a deal to secure the land for a new development of 303 homes and a major youth, community and sporting hub in Gorton. The agreement gives the green light to deliver a significant investment in Manchester with the development of Mellands Park on land at Mount Road in Gorton. The scheme will bring forward 303 new homes: 36 of which will be independent living apartments for 16-to-25-year-olds leaving care, managed by Centrepoint, a charity dedicated to ending youth homelessness; and a further 60 will be affordable homes made available through Great Places Housing Group for shared ownership and social rent. The remaining 207 will be for private rent by Sigma Capital Group under their Simple Life brand. Greater Manchester Youth Federation will be building two brand-new, full-size grass football pitches, a combined netball and basketball court and a new youth and community hub. These new facilities will remain owned and managed by Greater Manchester Youth Federation. This week, we've handed over the keys to the first dozen of 211 new homes in Bury to Sigma Capital Group Limited. These homes will be available to rent under Sigma's build-to-rent brand, Simple Life, providing much-needed, high-quality rental housing for local people. The site is still under construction and recently welcomed a visit from Bury council officials to see the progress. The council supported Kellen Homes with its application for Brownfield Housing Funding from the GMCA. Kellen Homes and Sigma hosted a visit from Bury Council officials and the Portfolio Member for Housing for a behind-the-hoardings tour of 211 new homes at Irwell View, York Street in Bury. The leading North West housebuilder welcomed Bury Councillor Clare Cummins and Paul Lakin, Executive Director of Place Bury, to the building site for the new scheme which will see two, three and four-bedroomed homes developed on the brownfield site in partnership with Sigma Capital Group Limited. The homes will be built to rent under Sigma’s build-to-rent (BTR) brand Simple Life, providing much-needed, high quality, professionally managed rental housing for local people.

We're pleased to announce that we have completed the purchase of land for 191 new homes in Castleton, Rochdale. Named Hawks View, the development will offer a mix of 2-, 3- & 4-bedroom homes, with 29 properties allocated for affordable housing, including ten available under the First Homes scheme. Built on the former railway siding land, which has been vacant for over a decade, Hawks View will provide 3.83 hectares of open space for the local community, including a large garden square in the heart of the development, a children's play area and ecology park. We proudly handed over the keys to the first of 168 new homes in Salford to Sigma Capital Group Limited this week. The first phase of the development located on Seaford Road in Salford, known as ‘Albion Place’ has now been completed and signed over to Sigma - one of the leading providers in the build-to-rent market. Kellen Homes is developing 96, one and two bedroomed apartments and 72, two and three bedroomed homes on the site for Sigma who will provide the homes under their private rental brand, Simple Life, which has over 6,000 properties across the UK. Kellen Homes’ Project Manager Liam Ruddock handed over the keys to 19 completed houses to Sigma’s Lee Catterall in preparation for the first Simple Life residents who are due to move in within days. Lee added: “We’re delighted to be taking handover of our first homes at Albion Place, with what is set to be another fantastic neighbourhood with Kellen Homes.
