📍 The Cocoa Works, York We're proud to announce our flagship project to transform the iconic Rowntree's Factory into a residential development is now complete. The Cocoa Works has been sensitively redeveloped into 279 apartments, 30 per cent of which are affordable homes. As part of the redevelopment, the former Joseph Rowntree Memorial library has been re-imagined as a co-working and meeting space for residents, including a concierge, and the newly created William Sutton pavilion is home to independent York café CAVO. As the former Rowntree's Factory, the building was once an incredible centre of community in the city. Now, after years of being left derelict, residents are starting to move in and enjoy the space. We're excited to see it flourish as a new community begins to thrive here once again. At Latimer, we are committed to building strong relationships with our partners and constantly learning, improving, sharing lessons learnt and best practices in order to create safer construction sites, homes and communities. This week, the design team for Phase 1 of our new 7,750 home mixed use Garden Community at TENDRING COLCHESTER BORDERS LTD in Essex joined Latimer colleagues for the Zero Incident Pledge (ZIP) behavioural change programme. ZIP demonstrates our commitment as a Client to act with integrity and diligence in everything we do to ensure that health, safety and wellbeing are prioritised at every stage of a project including design as well as construction and operation. Melissa Dowler, Director at Bell Phillips Architects, said ‘I really appreciated being invited to join this interesting and instructive workshop. It is reflective of Latimer’s obvious dedication to health, safety and wellbeing as a central tenet of their development work that the workshop took a refreshingly holistic attitude towards these subjects. As a designer, an understanding of these issues is fundamental to my ability to deliver successful projects for my clients and to have the opportunity to discuss and reflect on the challenges with the wider team in a round table format was extremely valuable.’ Thank you to all the attendees from Bell Phillips, Haworth Tompkins, Jas Bhalla Works, Clancy Consulting, Wallace Whittle, Stantec, Periscope, Arcus and OFR for prioritising the session and supporting us towards our commitment to ensure that all stakeholders are positively impacted by our projects. We’re thrilled to have won Bronze in Best Renovation for The Cocoa Works. The Rowntree’s Factory is a truly iconic part of York’s history and it’s been a privilege to bring this incredible building back to life along with our partners at Henry Boot Construction. Preserving and celebrating heritage has been at the heart of the project from the very beginning.

It was a pleasure to host Jessica Goodrich last week for work experience as part of Pathways to Property which raises awareness of and aspirations about careers in property. Jessica certainly has a bright future ahead in the built environment sector! During her week with us Jessica spent time with the team getting an insight into Development Management, exploring the essential role of design, community engagement, placemaking and town planning to bring forward successful new communities. She attended design team meetings, learnt about the RIBA Design Stages and met the team bringing forward Tendring and Colchester Borders Garden Community (TCBGC) in her home county of Essex, also finding time to get out and about in London for site visits to see the theory put into practice. Jessica also met plenty of Latimer and Clarion colleagues and learnt about the varying career paths different people have taken from apprenticeship and graduate programmes to making a switch to their current position later on after specialising in another area first. We wish Jessica all the best with her AIB and hope to see you again soon – stay in touch!

Hello, Harrogate! We’ve arrived safe and well - and it’s not too cold! - for #LGA2024. We’ve got a great team in town from Latimer by Clarion Housing Group & Clarion Housing Group who are looking forward to some great discussions with our local authority partners over the next few days. We know things are really, really challenged for our partners at the moment. With unprecedented financial challenges driven by temporary accommodation costs or the lack of infrastructure to help deliver new homes, times are tough. However, with the Government’s first budget just over a week away and positive indications of some significant new funding to accelerate the delivery of social housing, there are some reasons to be optimistic!
