Margate Creative Land Trust are thrilled to announce the acquisition of the former St George’s Garage on Harold Road, marking a significant step in our ongoing mission to create affordable and accessible workspace for creative businesses and practitioners in Margate. Located just a short distance from the town centre and seafront, the Harold Road site, with a footprint over 30,000 square feet, includes three adjoining industrial units and forecourt, and a two-storey street facing building. While the building has previously been used as an auto repair garage and car showroom. Architects IF_DO will lead the design for the first phase of work and meanwhile uses, having delivered similarly complex and ambitious schemes in Hastings, Manchester and London. By securing and redeveloping spaces like this, MCLT aims to help safeguard the future of the town’s vibrant creative economy, and ensure Margate remains a place where creativity and culture are not only celebrated but accessible to all. About us
Margate is home to a burgeoning creative community and has been identified as a key production hub within the Thames Estuary Production Corridor. Whilst creative businesses have grown by 158% since 2009, Margate has lost 11% of its commercial spaces in the last 20 years. When coupled with rising rents for the remaining eligible spaces and a lack of appropriate venues for the variety of artistic pursuits, there is a vital and urgent need to provide space to creative practitioners in order to protect and grow the creative industries in Margate. Taking inspiration from the model developed in London for a Creative Land Trust to protect creative space in central London when property values are rising, the role of the Trust in Margate is ensuring that creative space and programming is inclusive and supports underserved communities to access opportunities within the creative industries of leadership, jobs, training and enterprise development.

Since Summer 2024, we have been assisting workspace providers and creative tenants across Margate through our Property Support Pilot. This offered help to 11 organisations, including building surveys, valuations, legal work, and consultancy advice that enables recipients to plan for their future growth and long-term needs. We understand the current challenges faced by the creative sector in Margate. The area has seen rising rents, unstable tenancies and a lack of suitable space to work, making it hard for creatives to develop their practice or scale their business. We recognise that more is needed. This week we have launched a new round of support funding which is immediately open to applications from local creative organisations. We are recruiting: General Manager and Development Manager (Property) Margate Creative Land Trust are expanding the team as we start developing our first creative workspace site, and gear up towards a more operational stage of work. We need an experienced Development Manager to act as client lead and procure a design and build team through to handover. We also need a General Manager, who will lead on day to day operations as well as the estate management of our acquired properties. These are both crucial roles for Margate Creative Land Trust, and we’re looking for people who are passionate about making great places for those who use them. It’s an exciting time to join the Trust as we transition into a more outward-facing and delivery-focused phase. You will work with a wide range of stakeholders to ensure that what we develop is accessible, inspiring, and fit for purpose. We are keen to add value to what’s already in the town and ensure our buildings and operations provide opportunities for a broad range of creatives and local residents.
