Before ➡️ The property was a standard 2-bedroom terraced house sourced for our client by our acquisition team in Wakefield. The rent for this 2-bedroom terraced property was approximately £750 per month. After Completion ➡️ NPP Developments renovated the property into a 5-bedroom HMO, and was furnished by Changing Spaces Interiors increasing monthly rental returns and boosting the property's value by £40K. After transforming the property into a 5-bedroom HMO, the rents for the individual rooms range between £500 per month, yielding a total monthly income of £2,500. That’s £30,000 in annual rent! This represents a significant increase in rental returns of £21,000 per year, compared to the original single tenancy income from the 2-bedroom house. What do you think of the results? Great News for Property Investors 🗞️... 👉 The latest figures from HM Land Registry show that UK house prices rose by 2.9% on an annual basis in September 2024, bringing the average house price to £292,000. This is a positive sign for investors, especially as market activity has picked up with residential transactions up 9% year-on-year. While prices dipped slightly month-on-month, recent interest rate cuts by the Bank of England are encouraging more buyers back into the market. 👉 With interest rates now at 4.75%, down from a peak of 5.25%, we are seeing a renewed confidence among property buyers and investors. This means there are plenty of opportunities for investors, particularly in the North of England, where there is increased affordability. 👉 Certain regions are experiencing stronger growth. House prices in Yorkshire and the Humber experienced a solid 4.4% rise and the North East leads with 6.5% growth, making both regions prime spots for investors. While global and economic uncertainties remain, the housing market’s resilience and ongoing recovery present a compelling case for investors to capitalise on the current market conditions.
