    Today, we held our latest roundtable exploring how the government can meet its target of building 1.5 million homes, and which levers it could pull to significantly increase delivery in the short term. The discussion highlighted key challenges, including under-resourced planning authorities struggling to keep pace and seemingly a move to a "planning-by-appeal" system that hampers efficiency. SMEs, once pivotal to housebuilding, now face mounting bureaucracy and funding obstacles that limit their contributions. Attendees proposed several actionable solutions to these issues. For example, it was suggested that Homes England could unlock stalled sites by collaborating more effectively with local authorities to resolve market failures; simplifying funding routes and reducing administrative burdens would help revive SME activity; and regionalising Homes England, as part of the devolution agenda, to bring localised expertise and decision-making closer to communities. It was also proposed that fostering a more collaborative culture between developers and councils could replace the current adversarial dynamic, enabling faster progress.   • PPR Estates (PPR) development team are making excellent progress in restoring and extending the Grade II Listed site above Joe & the Juice on Guildford High Street to create 5 high specification, new homes. The new roof extension will be completed by mid-November and the Apartments are on-program to be occupied in Spring 2025. Joining the site team for the monthly project meeting, Nick Hopkinson, PPR Director commented: “It’s always exciting to see redundant spaces like this being regenerated to create new homes & come back into use. The sensitive regeneration of this listed building fits within PPR’s ESG vision. The new homes will also add to the vibrancy and viability of Guildford town centre.   • PPR Estates (PPR) joined Government Ministers, MP’s and activists at the Labour Party Conference in Liverpool for talks about the Housing crisis and Planning reform this week. Representing SME Investor developers on the Policy Liaison Group (PLG) for Regeneration and Housing, Nick Hopkinson, PPR Director, held talks with Abdi Dali, Labour National Executive Committee Member (speaking on left of photo) who is passionate about housing delivery based on his own struggles to get on the housing ladder and Rushanara Ali, MP (seated on right of photo) Government Minister in the Housing Department. Nick Hopkinson said “it was encouraging to speak directly with Abdi, Rushanara and their teams, hearing about their passion to address the UK’s housing crisis. Their willingness to learn about the practical problems that PPR (on behalf of SME develop investors) are facing within the broken planning system was also a good sign. At least they know how challenging the environment is for SME’s and some of the policy steps that might help. One of the quickest wins the government could do is to unlock over 160k new houses via an interim Nutrient Neutrality solution before 2030 when the Water Authorities will assume responsibility. We (as an industry) are waiting…Meanwhile, we will continue to share real experiences and help the Government with insights and awareness from the street via the PLG Regen and Housing.” #plgregen #housing #labouryimby

    PPR Estates (PPR) confirms the acquisition of Chivas House, Chancellors Wharf, London for £55m re-generation project. The prime Thames riverfront site benefits from stunning Hammersmith Bridge views and currently comprises over 34,000sq ft office space across four floors plus under croft parking, plant space and a large riverside courtyard. Having been vacant since the Covid-19 Pandemic due to changing business requirements, the site is surrounded by residential property nowadays and no longer fit for purpose as offices. As re-generation specialists, PPR look forward to bringing it back into viable use in an environmentally and socially useful way. Jon Caplan, MD of PPR Comments: “We are excited to acquire this prime riverside site to our office regeneration portfolio and look forward to working with all our stakeholders to bring it back to life very soon.     PPR team race through the City of London PPR Estates’ (PPR) team ran the Standard Chartered Great City Race in London last night. The 5km road race across the City saw over 6,000 runners raise money to help disadvantaged young people to get into work and all got a bit fitter at the same time! PPR’s race team leader, Sabrina Bogdalkova commented “It was hot last night but fun to run this event as Team PPR on the streets of London and help raise money for a great cause. Well done to everyone who finished!”
