🏆 Proud to Share a Milestone Achievement 🏆 This weekend, I was honoured to win the "Property Development of the Year" award at the Property Investors Awards Investor Awards, held at JW Marriott Grosvenor House London House in Mayfair. The winning project was a land assembly development—taking two back gardens, navigating planning, and building out to achieve sales of £2.1 million. This award means so much to me because it’s not just about one project—it’s about years of hard work, mistakes, learning, and perseverance. When I left Dubai in 2017, I jumped into property development and land trading with very little experience. I only had a few investment properties to my name and didn’t know the first thing about planning or construction. But I backed myself. I invested over £100k to learn from the best consultants, spent more than a year working for free, knocked on hundreds of doors, sent thousands of letters, and hoped for a site that would actually stack up. It wasn’t glamorous—far from it. I’ve had doors slammed in my face, been rejected more times than I can count, and even had a farmer spit at me during a routine door knock. It was humbling. In 2019, I got my first taste of success with a couple of projects that sailed through planning and cashed in. It gave me a false sense of invincibility. I reinvested every penny of my profits to double down, thinking I’d replicate that success year after year. But reality hit hard. Planning issues, bureaucracy, and the pandemic made it clear that this is not an easy game. It’s long-term. It’s stressful. And it taught me one critical lesson: cash flow is everything. Delivering projects from cradle to grave takes years, and it’s not just about expertise—it’s about financial stamina and patience. Today, I’m proud to say that alongside my business partners, we: Own, promote, and control sites for over 150 houses and 82-bed dementia care home Have a specialised supported housing pipeline worth over £9 million for next year, with lease rents agreed at £780k annually. But we’ve been quiet about it all, because property development isn’t quick, flashy, or easy. It’s a grind. It’s a test of resilience and commitment. And while I’m proud of the wins, I know the journey is far from over. This award isn’t just mine—it’s for everyone who’s supported me along the way. My amazing wife Hannah Neeworth, who’s believed in the vision even on the toughest days. My parents, who’ve cheered me on loudly and proudly check the video (lol).
